HomeMy WebLinkAbout16415M M M M M i M M M M _ M M M M ORDINANCE NO. 16,415 AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED "PILGRIM ROAD LONG -FORM PCD ", 11801 CHENAL PARKWAY (Z -5654) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -2 Single Family to PCD Planned Commercial District. A parcel of land in Montclair Heights Subdivision and Autumn Wood Subdivision, Little Rock, Arkansas, being more particularly described as follows: Part of Lots 16, 17, 18, 19, 20, 26 and 27; All of Lots 22 -25 inclusive; All of Lots 28 -34 inclusive, in Montclair Heights Subdivision (Part II); Part of Lots 2 and 3, Autumn Wood Subdivision, Little Rock, Arkansas and portions of Pilgrim Road and Alhambra Court, more particularly described as: Beginning at the SW corner of Lot 34, Montclair Heights Subdivision (Part II); thence in a Northeasterly direction along the West line of Montclair Heights Subdivision and the East Right -of -Way line of Bowman Road, the following courses: N03022138 11E 148.03 feet; N01010145 11E 156.47 feet; N01030'13 "E 174.88 feet; S87032105 11E 10.00 feet; N16005'42 "E 105.32 feet to a point on the 118.71 feet; thence in a Southeasterly direction along the South Right - of -Way line of Chenal Parkway the following Courses: S81059'16 "E 151.03 feet; 575032'09 "E 163.28 feet; 566043'22 "E 160.96 feet; 559051118 "E 91.29 feet; S54023'01 "E 90.38 feet; 548038121 11E 126.38 feet; 544055123 11E 78.14 feet; 544001134 11E 73.71 feet; N02040139 11E 12.75 feet; S44022138 11E 76.79 feet; 541053140 11E 105.88 feet; 552007'37 "E 23.84 feet to a point on the East line of Lot 2, Autumn Wood 247 C,-(, V 0-13 0 0 Subdivision; thence 502040139 11W 110.85 feet to a point on the North Right -of -Way line of Hermitage Road; thence in a Northwesterly direction along the North Right -of -Way line of Hermitage Road, the following courses: N87 002'50 "W 660.72 feet; N87026'05 "W 459.63 feet to the Point of Beginning, containing 11.93 Acres, more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Pilgrim Road (Long -form PCD) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this ORDINANCE shall take effect and be in full force upon final approval of the plan.
