AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF
THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be and is hereby changed as indicated:
Z -4572 - Described as a tract of land situated in the
E 1/2 of the SE 1/4 of Section 29, T -2 -N, R -12 -W of the
Fifth Principal Meridian, City of Little Rock, Pulaski
County, Arkansas, being more particularly described as
follows: Commencing at the SE corner of the NW 1/4, SW
1/4, Section 33, T -2 -N, R -12 -W of the Fifth Principal
Meridian; thence N O10 35' E, 464.0 feet to a point on
the South line of the Riverdale Addition to the City of
Little Rock; thence along said South line N 88° 43' W,
483.19 feet to a point on the centerline of Riverfront
Drive; thence along said centerline of Riverfront Drive
N 190 46' W, 4,612.59 feet; thence continuing along
said centerline along a curve to the left said curve
having a radius of 954.93 feet and a chord bearing and
distance of N 31° 38' W, 392.73 feet; thence continuing
alone said centerline N 430 30' W, 227.19 feet; thence
N 46 30' 60.00 feet to a point on the East
right -of -way line of Riverfront Drive said point also
being the SW corner of Tract A -2 of Riverdale Addition
and also the point of beginning; thence N 570 43' 18"
E, 882.62 feet to a point on the ordinary high water
line on the West bank of the Arkansas River; thence
along said ordinary high water line with the following
bearings and distances: S 24° 02' 40" E, 53.05 feet, S
460 12' 20" E, 162.97 feet, S 180 37' 40" E, 464.59
feet to the NE corner of Tract B -2 of Riverdale
Addition; thence along the North line of Tract B -2, S
69° 10' W, 418.55 feet to a point on the_North
right -of -way line of Turtle Creek Lane; thence along
said North right -of -way line along a curve to the left
said curve having a radius of 50.0 feet and a chord
bearing and distance of N 87° 15' W, 91.65 feet; thence
continuing along said North right -of -way line along a
curve to the right said curve having a radius of

45' W, 18.26 feet; thence continuing along said North
right -of -way line S 69° 10' W, 201.86 feet; thence
continuing along said North right -of -way along a curve
to the right said curve having a radius of 50.00 feet
and a chord bearing and distance of N 70° 49' 58" W,
64.28 feet to a point on the East right -of -way line of
Riverfront Drive; thence along said East right -of -way
along a curve to the left said curve having a radius of
1,014.93 feet and a chord bearing and distance of N 37°
21' 13" W, 217.34 feet; thence continuing along said
East right -of -way line N 43° 30' W, 227.19 feet to the
point of beginning and containing 10.95 acres more or
less from "0-2" Office and Institutional to "MF -24"
Multifamily (Riverfront Drive at Turtle Creek Lane).
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to effect and designate
the change provided for in Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
