ORDINANCE NO. 15,177
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED MARRIOTT COURTYARD
HOTEL "SHORT- FORM" PCD (Z- 4485 -A)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 43 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "C -3"
(Commercial) / "O -3" (Office) to "PCD" (Planned Commercial
District).
Part of Tracts 13, 14, 19, 20, 29 and 30 and part of
Nason Street (closed), West Highland Subdivision,
Little Rock, Arkansas, all more particularly described
as: Starting at the NW corner of Tract "F -1," Pyramid
Park, an addition to the City of Little Rock, Arkansas;
thence N 41" 58' 54" E along the North line of said
Tract "F -1," 183.23 feet to the NE corner thereof;
thence S 640 13' 04" E along the North line of said
Tract "F -1," 79.54 feet to the point of beginning;
thence N 0° 32' 37" W, 511.19 feet to a point on the
North line of said Tract 13; thence S 890 12' 35" E
along the North line of said Tract 13, 57.01 feet to
the SW corner of Lot 27, Birchwood Addition to the City
of Little Rock, Arkansas; thence S 890 12' 35" E along
the South line of said Lot 27, said South line extended
easterly and along the South line of Lot 28, said
Birchwood Addition, 319.8. feet to a point in the
centerline of Nason Street (closed); thence S 0° 44'
35" E along said centerline, 259.57 feet to a point;
thence S 00 35' 44" E and continuing along said
centerline, 114.69 feet to a point on the North
right -of -way line of Financial Centre Parkway; thence
southwesterly along said North right -of -way, being the
arc of a 868.51 feet radius curve to the left, having a
chord bearing and distance of S 510 33' 46" W, 113.18
feet to a point; thence S 470 49' 46" W and continuing
along said North right -of -way line, 210.38 feet to the
SE corner of "F -1," Pyramid Park, an addition to the
City of Little Rock, Arkansas; thence N 42° 10' 14" W
along the East line of said Tract "F -1," 40.0 feet to a
point; thence N 640 13' 04: W and continuing along said
East line 115.46 feet to the point of beginning,
containing 189,302 square feet or 4.3458 acres more or
less (Shackleford and Financial Parkway).

SECTION 2. That the preliminary site development 35 1
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That"the change in zoning classification
contemplated for Marriott Courtyard Hotel Short -Form PCD is
conditioned upon obtaining a final plan approval from the
Planning Commission within the time specified by Article IX,
Section 9.101 of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
