HomeMy WebLinkAbout15320• ORDINANCE NO. 15,320 • AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A "PRD" DISTRICT TITLED MEADOWPARK VILLAGE (Z -4853) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 43 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from "R -2" to "PRD" Planned Residential District: A tract of land lying in the SE 1/4, SW 1/4, and part of the NE 1/4, SW 1/4, Section 32, T -1 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as follows: Beginning at the SE corner of the said SE 1/4, SW 1/4, said point also being on the North right -of -way line of Baseline Road; thence N 89° 22' O1" W along said right -of -way and South line of said SE 1/4, SW 1/4, 1,298.22 feet to the SW corner of the SE 1/4, SW 1/4; thence N 000 03' 06" East along the West line of said SE 1/4, SW 1/4, 2,481.92 feet; thence S 58° 25' 47" E, 328.35 feet; thence S 000 03' 06" W, 260.0 feet; thence S 89° 56' 53" E, 152.0 feet; thence S 450 37' 20" E, 169.5 feet; thence S 000 03' 07" W, 235.0 feet; thence S 890 56' 53" E, 385.0 feet; thence S 00° 03' 07" W, 280.0 feet; thence S 890 56' 53" E, 360 feet to the East line of said SW 1/4; thence S 000 03' 07" W along said East line 1,430.0 feet to the point of beginning containing 2,395,628.81 feet or 55.0 acres less and except the following: Part of the SE 1/4, SW 1/4, Section 32, T -1 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as follows: Commencing at the NW corner of said Section 32; thence S 000 26' 32" E, along the West line of said Section 32, 1,320.92 feet; thence N 890 49' 37" E along the South line of the NW 1/4, NW 1/4 of said Section 32, 1,306.83 feet; thence S 00° 35' 13" E along the East line of the SW 1/4, NW 1/4 of said Section 32, 1,312.94 feet; thence S 00° 03' 06" W along the West line of the NE 1/4, SW 1/4 and SE 1/4, SW 1/4 of said Section 32, 2031.92 feet to the point of beginning; 320 '0-ay .9 M M M M M M M • 0 321 thence S 89° 56' 53" E, 450.0 feet; thence S 63° 38' 43" E, 109.26 feet; thence N 83° 37' 57" E, 80.50 feet; thence S 11° 23' 00" W, 151.96 feet; thence S 74° 44' 42" E, 285.05 feet; thence S 89° 56' 53" E, 425.0 feet to a point on the East line of the SE 1/4, SW 1/4 of said Section 32; thence S 00° 03' 07" W along said East line of the SE 1/4, SW 1/4 of said Section 32, 350.0 feet to the SE corner of the SE 1/4, SW 1/4 of said Section 32; thence N 890 22' 01" W along the South line of said SE 1/4, SW 1/4, 1298.22 feet to the SW corner of said SE 1/4, SW 1/4; thence N 00° 03' 06" E along the West line of said SE 1/4, SW 1/4, 600.0 feet to the point of beginning containing 611,011.371 square feet or 14.027 acres more or less. (Baseline Rd. & Hwy. 5 area) SECTION 2. That the preliminary site plan and plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Meadowpark Village "PRD" is conditioned upon obtained a final plan approval from the Planning Commission within the time specified by Article 9, Section 9 -101 of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 43 -1 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this ordinance shall take effect and be in full force upon final approval of the plan by the Planning Commission.
