AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PCD
DISTRICT TITLED B.C. AUTO PLAZA
"LONG -FORM PCD" (Z- 4997 -A)
IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 43 OF THE CODE OF
M ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.

#tz BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF

o SECTION 1. That the zone classification of the
ro following described property be changed from "C -3"
(Commercial) / 110 -3" (Office) to "PCD" (Planned Commercial
District).
That part of Tracts 10 and 11 lying South of the Rock
Creek Parkway, 1/2 of Nickell Street lying adjacent to
Tract 11, and all of Stacy Street between Tracts 10 and
11, all in Hillvale Addition, Little Rock, Arkansas,
more particularly described as: Beginning at the SE
corner of Tract 10; thence N 89° 21' W along the South
line of Tracts 10 and 11, 639.76 feet to its
intersection with the centerline of Nickell Street;
thence N 00 30' 22" W along said centerline 486.24 feet
to the South right -of -way of the Rock Creek Parkway;
thence along the South right-of-way of the Rock Creek
Parkway, S 85° 03' 17" E, 107.93 feet; thence S 87° 12'
08" E, 428 feet; thence S 85° 03' 17" E, 100 feet;
thence S 690 33' 35" E along the South right -of -way of
the Rock Creek Parkway, 35.41 feet to the East line of
Tract 10; thence S 00 30' 00" E along said East line,
443.56 feet to the point of beginning, containing 6.90
acres more or less;
AND
That part of Tract 12, Hillvale Addition, Little Rock,
Arkansas, by and South of Rock Creek Parkway, more
particularly described as: Beginning at the SE corner
of said Tract 12; thence northerly along the West
right -of -way line of Nickell Street, 485.4 feet; thence
westerly along the South right -of -way line of Rock
Creek Parkway, 187.1 feet; thence southerly 499.1 feet
to the South line of said Tract 12; thence easterly
187.9 feet; to the point of beginning and that part of
Nickell Street lying adjacent thereto, containing 2.35
acres more or less (Gamble and Rock Creek Parkway).
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.

SECTION 3. That the change in zoning classification
contemplated for B.C. Auto Plaza "Long -Form PCD" is
conditioned upon obtaining a final plan approval from the
Planning Commission within the time specified by Article IX,
Section 9.101 of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
