HomeMy WebLinkAbout15570ORDINANCE NO. 15,570 436 7 AN ORDINANCE PROVIDING FOR A WAIVER OF THE SUBDIVISION ORDINANCE STANDARDS FOR SECTION 31 -281 (A -3) CALLING FOR A WAIVER OF REQUIREMENT FOR ALL BOUNDARY STREET IMPROVEMENTS IN FIRST PHASE WHEREAS, the Little Rock Planning Commission has reviewed the request on the property described as: Y.M.C.A. PRELIMINARY PLAT: The S 1/2, SW, SW, SW of Section 1, T -1 -S, R -13 -W, City of Little Rock, Pulaski County, Arkansas; less and except; The south 175 feet of the west 175 feet S 1/2, SW, SW, SW of Section 1, T -1 -S, R -13 -W, City of Little Rock, Pulaski County, Arkansas platted as Lot 1, Keltner Commercial Plat, recorded in plat book C, page 412 of the Circuit Clerk of Pulaski County, Arkansas; Containing 4.4 acres more or less. WHEREAS, a waiver from certain requirements of the Subdivision Ordinance has been requested by the subdivider and recommended for approval by the Planning Commission; and WHEREAS, the Little Rock Board of Directors has determined that the waiver request conforms to the waiver requirements stated in Section 31 -12 of the Subdivision Ordinance. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. A waiver of Section 31 -281 (A -3) of the Subdivision Code of Ordinances of the City of Little Rock pertaining to boundary street improvements in the first phase is hereby granted for the described property, to allow construction of boundary street improvements (including right -of -way dedication, street construction and sidewalk construction) along Mabelvale Cutoff at the time of final plat or building permit approval for Phase II of the subdivision.
