ORDINANCE NO. 15,552
AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be and is hereby changed as indicated:
Z- 4841 -A - Described as part of the S 1/2 of Section 6,
R -13 -W, Pulaski County, Arkansas, more
particularly described as beginning at the center of
said Section 6; thence S 80010'05" east along the north
line of the SE 1/4 of said Section 6 234.2 feet to a
point; thence S 57 008' west, 328.8 feet to a point on
the easterly right -of -way line of Kanis Road; thence
N 36 041' west along said easterly right -of -way line
259.8 feet to a point on the north line of the SW 1/4
of said Section 6; thence S 88 001137" east along said
north line 185.45 feet to the point of beginning
containing 0.9018 acres more or less.
AND
Part of the NW 1/4, Section 6, T -1 -N, R -13 -W, Pulaski
County, Arkansas, more particularly described as
starting at the northeast corner of the NW 1/4 of said
Section 6; thence S 0 057150" west along said east line
of said NW 1/4, 2,443.56 feet to a point; thence
N 40 001'20" west, 581.40 feet to the point of
beginning; thence S 34001'15" west, 262.50 feet to a
point on the north right -of -way line of Kanis Road;

and continuing along said north right -of -way line 10.03

starting at the northeast corner of the NW 1/4 of said

of said NW 1/4, 2,443.56 feet to the point of
beginning; thence N 88003'41" west, 343.58 feet to a
point on the north right -of -way line of Kanis Road;
thence N 36 005'30" along said north right -of -way line
66.14 feet to a point; thence northwesterly and
continuing along said north right -of -way line being the
arc of 1,424.32 foot radius curve to the left having a
chord bearing and distance of N 40 022107" west,

262.50 feet to a point; thence S 40 001120" east,
581.40 feet to the point of beginning containing 2.4875
acres more or less from "R -2" Single Family to 110-2"
Office and Institutional. (Kanis Road and Pride Valley
Drive)
SECTION 2. That Tract One have a 33 foot landscaped or
undisturbed buffer along the Rock Creek Parkway; a 35 foot
height limit for buildings; one access point on the Rock
Creek Parkway; and a 40 foot minimum building setback from
the property line on the Rock Creek Parkway side. That
Tracts Two through Five have a 45 foot building height
limit.
SECTION 3. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 4. That the ordinance shall take effect and be
in full force from and after its passage and approval.
