AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PUD
DISTRICT TITLED HIGHWAY 10 (SAFEWAY) PCD
(Z- 5139 -A) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 36 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2," Single
Family District to PCD, Planned Commercial District.
A parcel of land in the NE 1/4 of the NW 1/4 of
Section 19, T -2 -N, R -13 -W, Little Rock, Arkansas being
more particularly described as follows:
Starting at the SE corner of the NE 1/4 of the NW 1/4
of said Section 19; thence S 89019'04" W along the
south line of the said NE 1/4 NW 1/4 a distance of
304.40 feet to the Point of Beginning; thence
continuing along said south line S 89 019'04" W
397.07 feet; thence N 00 040156" W 585.17 feet to a
point lying on the south right -of -way line of Arkansas
State Highway No. 10; thence along said south right -of-
way line the following three courses and distances:
(1) S 80 °15'26" E 91.19 feet; (2) N 86 020142" E
109.80 feet; and (3) N 79 008136" E 213.91 feet; thence
S 00 031'03" W 143.10 feet; thence N 89 006108" E
249.93 feet to the west right -of -way line of Taylor
Loop Road; thence along said west right -of -way line
S 00 027'22" W 89.55 feet; thence S 89013136" W
250.01 feet; thence S 00031103" W 380.18 feet to the
Point of Beginning containing 5.916 acres, more or
less. (SW corner of Highway 10 & Taylor Loop Road)
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Highway 10 (Safeway) (long -form PCD) is
conditioned upon obtaining a final plan approval within the
time specified by Article VII, Section 36 -454 of the Code of
Ordinances.

SECTION 4. That the map referred in Chapter 36 of the
Code of Ordinances of the City of Little Rock, Arkansas, and
designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this ordinance specifically requires
the proper maintenance of all screening, buffering, berming
and landscaping materials.
SECTION 6. That this Ordinance shall take effect and
be in full force upon final approval of the plan.
