HomeMy WebLinkAbout15005r� �•+ .■r rr Oft 90 dW r r M r 00 r 0 ORDINANCE NO. • 15,005 383 AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A PRD DISTRICT TITLED HIGHWAY 10 APARTMENTS "LONG -FORM PRD" (Z -4524) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 43 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from "R -2" (Single Family) to "PRD" (Planned Residential District). Part of the W 1/2, W 1/2, E 1/2, NE 1/4, part of the East 50 feet of the W 1/2 of the NE 1/4, and part of the W 1/2, NE 1/4 all in Section 20, T -2 -N, R -13 -W, Pulaski County, Arkansas, lying North of the North right -of -way line of Arkansas State Highway 10 and South of the South right -of -way line of a 100 foot Arkansas Power and Light Company easement, all more particularly described as: Starting at the NW corner of the W 1/2, NE 1/4, said Section 20; thence S 88° 12' 33" E, (deed S 88° 59' E), along the North line of said W 1/2, NE 1/4, 636.5 feet; thence S 0° 38' 30" W, 27.46 feet (deed 35.1 feet) to a point on the South line of said Arkansas Power and Light Company easement and the point of beginning; thence S 64° 30' 29" East along said South line, 1113.85 feet to a point on the East line on the West 1/2, W 1/2, E 1/2, NE 1/4, said Section 20; thence S 0° 32' 57" West along said East line, 460.69 feet to a point; thence N 880 26' 28" West, 330.0 feet to a point on the West line of the W 1/2, W 1/2, E 1/2, NE 1/4, said Section 20; thence S 0° 32' 57" West, along the West line of the W 1/2, W 1/2, E 1/2, NE 1/4, 465.22 feet to a point on the North right -of -way line of Arkansas State Highway 10, and being 40 feet North of the centerline; thence Northwesterly along said North right -of -way line being the arc of a 2251.83 feet radius curved to the right, having a chord bearing and distance of N 70° 53' 54" W, 451.92 feet to a point; thence N 65° 08' 21" West and continuing along said North right -of -way line, 278.06 feet to a point; thence N 00 38' 30" E, 1130.45 feet (deed 1120 feet) to the point of beginning, containing 21.5131 acres more or less. 0`13 AND 3 8 3 q Part of Section 20, T -2 -N, R- 1 -3 -W, Pulaski County, Arkansas, more particularly described as: Starting at the SE corner of the NW 1/4, NE 1/4, of said Section 20; thence S 0° 32' 57" West, along the East line of the W 1/2, NE 1/4, 72.0 feet to a point on the North right -of -way line of Arkansas State Highway 10, and the point of beginning; thence N 0° 32' 57" East, along the East line of the W 1/2, NE 1/4, 465.22 feet (deed 472.5 feet) to a point; thence S 88° 26' 28" E, 72.44 feet (deed 93.6 feet) to a point; thence S 00 27' 19" E, 480.86 feet (deed 491.5 feet) to a point on the North right -of -way line of Arkansas State Highway 10; thence Northwesterly along said North right -of -way line, being the arc of a 2251.83 radius curve to the right, having a chord bearing and distance of N 77° 40' 58" W, 82.59 feet to the point of beginning, contianing 0.8318 acres, more or less. Property lines are located in accordance with established property lines. There are no apparent encroachments except as shown. Corners were set as shown on the plat. (Highway 10 and Sam Peck). SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Highway 10 Apartments is conditioned upon obtaining a final plan approval from the Planning Commission within the time specified by Article IX, Section 9.101 of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 43 -1 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall take effect and be in full force upon final approval of the plan by the Planning Commission.
