AN ORDINANCE RECLASSIFYING VARIOUS
PROPERTIES IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as indicated.
A. Z- 3326 -A - described as: All that part of the
W 172, W 1/2, E 1/2, NE 1/4, Section 20, T -2 -N,
R -13 -W, Pulaski County, Arkansas, lying South of
State Highway No. 10 and North of the centerline
of the 50 -foot Little Rock Water Works corrective
easement, except the East 30 feet thereof more
particularly described as: commencing at the SE
corner of the W 1/2, W 1/2, E 1/2, NE 1/4, said
Section 20; thence N 000 25' E, 300.55 feet along
the East line of said W 1/2, W 1/2, E 1/2, NE 1/4
to the centerline of the 50 -foot Little Rock Water
Works corrective easement; thence along said
easement centerline N 44° 13' W, 42.7 feet to the
point of beginning; thence continue along said
easement centerline N 44° 13' W, 131.6 feet;
thence continue along said centerline
northwesterly on the arc of a 573 -foot radius
curve to the left (chord bearing and distance of
N 51° 42' W, 149.3 feet); thence continue along
said centerline N 50° 11' W, 100.0 feet to the
West line of said W 1/2, W 1/2, E 1/2, NE 1/4;
thence along said West line N O10 01' W, 591.8
feet to a southerly right -of -way line State
Highway No. 10; thence southeasterly along said
southerly right -of -way line on an arc of a curve
to the left (chord bearing and distance of
S 80° 56' E, 314.9 feet) to a point which is 30
feet West of the East line of said W 1/2, W 1/2,
E 1/2, NE 1/4; thence S 00° 25' W, 780.2 feet
parallel to and 30 feet West of the East line to a
point of beginning containing 4.76 acres, more or
less, from "R -2" Single Family to "0-2" Office and
Institutional (Highway No. 10 and Sam Peck Road SE
corner).

distance of 40 feet to the point of beginning;
thence S 89° 28' 26" E a distance of 125 feet;
thence South a distance of 124.3 feet; thence

N 890 28' 26" W a distance of 185.57 feet; thence
N 00° 02' 44" E a distance of 210 feet to the

starting at the NE corner of the NW 1/4 said
Section 33; thence westerly along the North line
of said NW 1/4 1,976 feet to a point; thence South
200 feet to the point of beginning; thence
continue South 641.68 feet to a point; thence
S 89° 57' 30" W, 330.39 feet to a point; thence
N 00 00' 54" W, 636.40 feet to a point; thence
N 890 02' 35" E, 80.58 feet to a point; thence
S 0° 07' 25" E along the West line of Lot 1,
Jenkins Subdivision, Little Rock, Arkansas, and
the said West line extended northerly 199.36 feet
to the Southwest corner of said Lot 1; thence
N 89° 12' 35" E along the South line of said Lot 1
100.0 feet to the SE corner thereof; thence

Pulaski County, Arkansas, from "R -2" Single Family
to "R -5" Urban Residence (Preston Drive East of
Chicot Road).
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided for in Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
