ORDINANCE NO. 14,958
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PRD
DISTRICT TITLED PLEASANT VALLEY PARK
RETIREMENT CENTER "LONG -FORM PRD"
(Z -4482) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "MF -12"
(Multifamily / "O -2" Office) to "PRD" Planned Residential
District.
A tract of land located in the NW 1/4, NW 1/4, Section
33, T -2 -N, R -13 -W, Pulaski County, Arkansas, more
particularly described as follows: beginning at the SW
corner of the E 1/2, SW 1/4 of said NW 1/4, NW 1/4 and
a point on the approximate centerline of Rainwood
Drive; thence along the West line of said E 1/2,
SW 1/4, N 0° 29' 11" W, 661.06 feet; thence along the
North line of said E 1/2, SW 1/4, S 89° 35' 58" E,
327.50 feet, the SW corner of the SW 1/4, NE 1/4, said
NW 1/4, NW 1/4; thence along the West, North and East
lines of said SW 1/4, NE 1/4, the following bearings
and distances: N 00 25' 01" E, 324.26 feet,
N 890 34' 40" E, 329.77 feet, S 0° 29' 10" W, 328.90
feet to the NE corner of the W 1/2, SE 1/4, said
NW 1/4, NW 1/4; thence along the East line of said
W 1/2, SE 1/4, S 0° 46' 16" E, 657.59 feet to a point
on the approximate centerline of Rainwood Drive and the
SE corner of said W 1/2, SE 1/4; thence along the South
line of said NW 1/4, NW 1/4, N 890 54' 55' W, 660.01
feet to the point of beginning containing 541,687.409
square feet or 12.435 acres, more or less, (Hinson
Road).
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Pleasant Valley Park Retirement Center
"Long -Form PRD" is conditioned upon obtaining a final plan
approval from the Planning Commission within the time
specified by Article IX, Section 9.101 of the Code of
Ordinances.

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
