HomeMy WebLinkAbout14925= � M M M r 0 ORDINANCE NO M M 14,925 6 � M M M AN ORDINANCE APPROVING A PLANNED UNIT DEVELOPMENT AND ESTABLISHING A PCD DISTRICT TITLED ASHER BUSINESS AND COMMERCIAL CENTER "SHORT- FORM" PCD (Z -4452) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING CHAPTER 43 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. 215 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from "C -3" (Commercial) to PCD (Planned Commercial District). A tract of land in the NW 1/4, NW 1/4 of Section 17 and in the SW 1/4, SW 1/4 of Section 8, T -1 -N, R -12 -W, Pulaski County, Arkansas, consisting of parcels: Lots 1, 2, 3, 14, 15, and 16 in Block 1 of Riffel and Holder's Addition to the City of Little Rock; an alley (now closed) lying between and adjacent to Lots 1, 2, 3, and 14, 15, 16, Block 1, Riffel and Holder's Addition; 28th Street right -of -way (closed by Ordinance No. 11,563 of the City of Little Rock, Arkansas) lying North and adjacent to Lots 1, 2 and 3 in Block 1 of Riffel and Holder's Addition to the City of Little Rock; an alley (now closed) lying East and adjacent to Lots 1 and 16 in Block 1 of Riffel and Holder's Addition to the City of Little Rock; a trapezoidal tract of land lying East and adjacent to said alley and lying North and adjacent to the North right -of -way line of Asher Avenue; Lots 3, 4, 5, 6, 7, 8, 9 and 10 in Block 4 of Oak Grove Square Addition to the City of Little Rock; an alley (now closed) lying between Lots 3, 4, 5, 6 and Lots 7, 8, 9, 10 in Block 4 of Oak Grove Square Addition to the City of Little Rock; and a triangular tract of land lying South and adjacent Lot 6 in Block 4 of Oak Grove Square Addition to the City of Little Rock; said tract of land being more particularly described as follows: Commencing at the intersection of the North right -of -way line of Asher Avenue East line of the NW 1/4 of T -1 -N, R -12 -W; thence S 62° right -of -way line of Asher point of beginning; thence said North right -of -way lin right -of -way line of an all N 890 31' W, parallel with th NW 1 4 S t' and the e / , e ion 17, 30' W, along the North Avenue 11.3 feet to the continuing S 62° 30' W along e 173.80 feet to the East ey (now closed); thence the South line of West 29th M F -9 0 0 Street, 11.9 feet to the centerline of said alley; thence N 00° 47' W along the centerline of said alley 9.2 feet to the North right -of -way line of West 29th Street; thence N 89° 31' W along said right -of -way 154.2 feet to the SW corner of Lot 14 and Block 1 of Riffel and Holder's Addition; thence N 000 15' E along the West line of Lots 14 and 3 in Block 1 of said Riffel and Holder's Addition 279.4 feet to the NW corner of Lot 3 in Block 1 of said Riffel and Holder's Addition; thence in a northeasterly direction 20 feet, more or less, to the SW corner of Block 4 of Oak Grove Square Addition to the City of Little Rock; thence North along the West line of said Block 4, 191.5 feet to the NW corner of Lot 10 in Block 4; thence S 89° 23' E along the North line of Lots 10 and 3 of said Block 4, 300.0 feet to the NE corner of Lot 3 in said Block 4; thence South along the East line of said Block 4, 192.0 feet to the North line of Section 17, T -1 -N, R -12 -W; thence S 89° 17' E along said North line 10.0 feet to a point; thence S O1° 33' E, 225.7 feet to the point of beginning. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Asher Business and Commercial Center PCD is conditioned upon obtaining a final plan approval from the Planning Commission within the time specified by Article IX, Section 9.101 of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 43 -1 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. 216 SECTION 5.
