ORDINANCE NO. 14.922
AN ORDINANCE ISSUING A CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT
EAST SIDE OF UNIVERSITY AVENUE NORTH
OF 53RD STREET (Z- 4466 -A), SETTING
FORTH THE CONDITIONS ATTACHED
THERETO; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That pursuant to the authority granted
under the provisions of Section 43 of the Code of Ordinances
of the City of Little Rock, Arkansas, a Conditional Use
Permit is hereby issued for the property described herein
and for the purpose indicated as follows:
Part of Lot 1, Smith - Parker Subdivision and part of the
SE 1/4 of Section 24, T -1 -N, R -13 -W, Pulaski County,
Arkansas, being more particularly described as follows
to -wit: beginning at the NW corner of Lot 1,
Smith - Parker Subdivision; thence S 050 23' W along the
East line of U.S. Highway 67 -70 and the West line of
Lot 1, Smith - Parker Subdivision 267.08 feet to the NW
corner of a tract of land conveyed by John E. Parker
and wife to Mid -Ark Car Wash, Inc. as recorded in deed
record book 1061 at page 513; thence N 880 10' E along
the North line of said Mid -Ark Car Wash, Inc., Tract
55.0 feet to the NW corner of a tract of land conveyed
by James D. Avance and wife to Mid -Ark Car Wash, Inc.
as recorded in deed record book 1065 at page 443;
thence continue N 88° 10' E along the North line of
said tract 125.0 feet to the NE corner thereof; thence
continue N 88° 10' E, 66.45 feet; thence N 00° 16' W,
283.35 feet to a point on the North line of the NE 1/4,
SE 1/4 of Section 24, said point being 193.7 feet West
of the NE corner of said NE 1/4, SE 1/4; thence West
along the North line of said NE 1/4, SE 1/4, 193.55
feet; thence southeasterly 22.6 feet to the NE corner
of Lot 1, Smith - Parker Subdivision; thence West along
the North line of said Lot 1 27.7 feet to the NW corner
thereof and the point of beginning containing 1.428
acres, more or less.
Part of the NE 1/4, SE 1/4, Section 24, T -1 -N, R -13 -W,
described as beginning at the NW corner of Lot 1,
Smith - Parker Subdivision; thence N 050 23' E, 22.38
feet to a point on the North line of the NE 1/4,
SE 1/4, Section 24, T -1 -N, R -13 -W; thence East along

said North line of the NE 1/4, SE 1/4 24.3 feet to a
point; thence southeasterly 22.6 feet to the NE corner
of Lot 1, Smith - Parker Subdivision; thence West along
the North line of Lot 1, Smith - Parker Subdivision 27.7
feet to the NW corner and the point of beginning.
This property is zoned "C -3" and is to be used for a
muffler auto repair shop.
SECTION 2. That the following conditions are hereby
attached to the above described Conditional Use Permit:
That applicant adhere to all Little Rock City
Ordinances, Codes, Planning Commission requirements and
the approved site plan.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
