AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be and is hereby changed as indicated.
Z- 3889 -B - Described as: Part of the NE 1/4, SW 1/4
and part of the SE 1/4, SW 1/4, all in Section 29,
T -2 -N, R -13 -W, Pulaski County, Arkansas, now in the
City of Little Rock, Arkansas, being more particularly
described as follows: starting at the SE corner of the
SE 1/4, SW 1/4, Section 29, T -2 -N, R -13 -W, Pulaski
County, Arkansas; thence North along the East line of
said SE 1/4, SW 1/4 for 40.0 feet to a point on the
North right -of -way line of Hinson Road and the point of
beginning; thence in a westerly and northwesterly
direction along the right -of -way line of said road to a
point of intersection with a line that is 200.0 feet
North of and parallel with the South line of the
NE 1/4, SW 1/4, Section 29, T -2 -N, R -13 -W, Pulaski
County, Arkansas; thence East along the said line to a
point of intersection with a line that is 210.0 feet
West and parallel with the East line of the SW 1/4 of
said Section 29; thence South along said line for 385.0
feet; thence in a southeasterly direction to a point on
the East line of the SE 1/4, SW 1/4 of said Section 29
and said point being 210.0 feet South of the NE corner
of said SE 1/4, SW 1/4; thence South along the East
line of the said SE 1/4, SW 1/4 to the point of
beginning containing 18.6 acres, more or less. Less and
except part of the SE 1/4, SW 1/4, Section 29, T -2 -N,
R -13 -W, Pulaski County, Arkansas, being more
particularly described as follows: beginning at the SE
corner of the SE 1/4, SW 1/4, Section 29, T -2 -N,
R -13 -W, Pulaski County, Arkansas; thence in a
northwesterly direction along the centerline of Hinson
Road along the arc of a curve to the right having a
radius of 603.09 feet said arc having a chord of 413.34
feet on a bearing of N 68° 47' 33" W; thence continue
along said centerline N 48° 45' 01" W, 75.00 feet;
thence continue along said centerline along the arc of

a curve to the right having a radius of 711.4 feet,
said arc having a chord of 306.96 feet on a bearing of
N 360 17' 25" W; thence continue along said centerline
along the arc of a curve to the right having a radius
of 711.4 feet, said arc having a chord of 10.87 feet on
a bearing of N 23° 23' 42" W; thence N 890 40' 01" E,
625.9 feet to a point on the East line of the SE 1/4,
SW 1/4, Section 29, T -2 -N, R -13 -W; thence
S 00° 19' 59" E along the East line of the said SE 1/4,
SW 1/4, 460.00 feet to the point of beginning
containing 4.62 acres, more or less, subject to a
40.0 -foot wide roadway easement for Hinson Road along
the South and West side thereof containing 0.72 acres,
more or less. The net area of this description being
3.90 acres, more or less. From "PRD" Planned
Residential Development to "MF -6" Multifamily (Hinson
Road East of Windsor Court).
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to effect and designate
the change provided for in Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
