AN ORDINANCE REPEALING ORDINANCE NO. 14,404
AND REVOKING A "PRD" DISTRICT TITLED
FULKERSON'S "PUD" IN THE CITY OF LITTLE, ROCK.
WHEREAS, Ordinance No. 14,404 was passed on
March 1, 1983; and
WHEREAS, the Ordinance changed the zone classification
from "R -2" Single Family to "PRD" on the following described
property:
Z- 3889 -A
Part of the NE 1/4, SW 1/4 and the part of the SE 1/4,
SW 1/4 all in Section 29, T -2 -N, R -13 -W, Pulaski
County, Arkansas, now in the City of Little Rock,
Arkansas, being more particularly described as follows:
Starting at the SE corner of the SE 1/4, SW 1/4,
Section 29, T -2 -N, R -13 -W, Pulaski County, Arkansas;
thence North along the East line of said SE 1/4, SW
1/4 for 40.0 feet to a point on the North right -of -way
line of Hinson Road and the point of beginning; thence
in a westerly and northwestly direction along the
right -of -way line of said road to a point of
intersection with a line that is 200.0 feet North and
parallel with the South line of the NE 1/4, SW 1/4,
Section 29, T -2 -N, R -13 -W, Pulaski County, Arkansas;
thence East along said line to a point of intersection
with a line that is 210.0 feet West of and parallel
with the East line of the SW 1/4 of said Section 29;
thence South along said line for 385.0 feet; thence in
a southeasterly direction to a point on the East line
of the SE 1/4, SW 1/4 of said Section 29, said point
being 210.0 feet South of the NE corner of said SE 1/4,
SW 1/4; thence South along the the East line of the
said SE 1/4, SW 1/4 to the point of beginning
containing 18.6 acres more or less.
WHEREAS, the Ordinance was to have taken effect upon
the final approval of the plan by the Little Rock Planning
Commission; and
WHEREAS, the owner has not submitted a final
development plan /plat within the prescribed time; and
WHEREAS, the Planning Commission by resolution on
June 11, 1985 (attached as Exhibit A) recommended that the
above described property be reclassified and the "PRD"
classification be revoked.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 14,404 is hereby
repealed.

SECTION 2. That the preliminary site development
plan /plat approved by Ordinance No. 14,404 is hereby
revoked.
SECTION 3. That the "PRD" classification of the below
listed property is revoked and an "MF -6" Multifamily
classification is established on the official zoning map:
Part of the NE 1/4, SW 1/4 and part of the SE 1/4 SW
1/4 all in Section 29, T -2 -N, R -13 -W, Pulaski County,
Arkansas. Now in the City of Little Rock, Arkansas,
being more particularly described as follows: Starting
at the SE corner of the SE 1/4, SW 1/4, Section 29,
T -2 -N, R -13 -W, Pulaski County, Arkansas; thence North
along the East line of said SE 1/4, SW 1/4 for 40.0
feet to a point on the North right -of -way line of
Hinson Road and the point of beginning; thence in a

intersection with the line that is 200.0 feet North and

Arkansas, being more particularly described as follows:
Beginning at the SE corner of SE 1/4, SW 1/4, Section
29, T -2 -N, R -13 -W, Pulaski County, Arkansas; thence in
a northwesterly direction along the centerline of
Hinson Road along the arc of a curve to the right
having a radius of 603.09 feet said arc having a chord
of 413.34 feet on a bearing of N 68° 47' 33" W; thence
continue along said centerline N 48° 45' 01" W, 75.00
feet; thence continue along said centerline along the
arc of a curve to the right having a radius of 711.4
feet said arc having a chord of 306.96 on a bearing of
N 360 17' 25" W; thence continue along said centerline
along the arc of a curve to the right having a radius
of 711.4 feet said arc having a chord of 10.87 feet on
a bearing of N 23° 23' 42" W; thence N 89° 40' 01" E,
625.09 feet to a point on the East line of the SE 1/4,
SW 1/4, Section 29, T -2 -N, R -13 -W; thence S 00° 19' 59"
E along the East line of the said SE 1/4, SW 1/4

460.00 feet to the point of beginning containing 4.62
acres more or less. Subject to a 40.0 -foot wide
roadway easement for Hinson Road along the South and
West side thereof containing 0.72 acres more or less,
the net area of this description being 3.90 acres more
or less.

A RESOLUTION OF THE LITTLE ROCK PLANNING
COMMISSION RECOMMENDING REVOCATION OF A
PLANNED UNIT DEVELOPMENT, "FULKERSON'S PRD,"
(FILE Z- 3889 -A) TO THE BOARD OF DIRECTORS.
WHEREAS, the Planned Unit Development (PUD) titled
Fulkerson's PRD was preliminary approved by both the
Planning Commission and the Little Rock Board of Directors
in March 1983 by Ordinance No. 14,404; and
WHEREAS, the Zoning Ordinance of the City of
Little Rock provides for revocation in Section 9 -101,
paragraph h in instances where the owner fails to file a
final plan /plat; and
WHEREAS, the owner of the lands involved in the Planned
Unit Development has not pursued the approved preliminary
plan; and
WHEREAS, the owner has caused a reclassification action
to be filed whereby the lands involved will be reclassified
as "MF -6" Multifamily after approval by the Little Rock
Board of Directors.
NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING
COMMISSION OF THE CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. The Planning Commission voted to recommend
to the Board of Directors that the subject PUD be revoked
and the preexisting classification of "R -2" be restored.
