AN ORDINANCE RECLASSIFYING VARIOUS
PROPERTIES IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as indicated:
(a) Z- 3272 -A - Described as part of Tract 38, Graceland
Acres Annex, Little Rock, Arkansas. Described as
starting at the SW corner of Tract 38; thence East
243.1 feet to the point of beginning; thence N 18°
58' E, 110.1 feet; thence N 17° 52' E, 50 feet; thence
S 89° 57' E, 400 feet to the West right -of -way of
University Avenue; thence along a curve to the right
having a chord bearing and distance of S 17° 37' W,
158.1 feet ; thence S 89° 55' W, 403.2 feet to the
point of beginning containing 1.39 acres more or less
from "C -3" General Commercial to "C -4" Open Display
District (6620 South University).
(b) Z- 3638 -A - Described as part of Tracts 15, 16 and 18,
West Highland Subdivision, Little Rock, Arkansas, and
part of the E 1/2 of Nanson Road (closed) lying West of
and adjacent to said Tracts 15 and 18, all more
particularly described as: Beginning at the NE corner
of said Tract 16; thence S 0° 42' 54" E along the East
line of said Tract 16, 269.85 feet to a point on the
North right -of -way line of Financial Centre Parkway;
thence southwesterly along said North right -of -line
being the arc of a 100.0 -foot radius curve to the right
having a chord bearing and distance of S 730 19' 21" W,
56.22 feet to a point; thence S 890 47' 16" W and
continuing along said North right -of -way line 75.0 feet
to a point; thence southwesterly and continuing along
said North right -of -way line being the arc of an 868.51
feet radius curve to the left having a chord and
bearing distance of S 81° 17' 29" W, 256.71 feet;
thence continuing southwesterly along said North
right -of -way line being the arc of an 868.51 feet
radius curve to the left having a chord and bearing
distance of S 640 02' 01' W, 264.15 feet to a point on
the centerline of Nanson Road (closed); thence N 00 34'
14" W along said centerline 114.68 feet to a point;
thence N 00 43' 05" W and continuing along said
centerline 259.57 feet to a point on the South line of
Lot 28, Plat No. 1, Birchwood Addition to the City of
Little Rock, Arkansas; thence S 89° 11' 45" E along
said line 15 feet to the SE corner of said Lot 28, said
corner lying on the West line of Tract 15, West
Highland Subdivision; thence N 0" 43' 05" W along the
said West line 61.89 feet to the NW corner of said
Tract 15; thence N 89° 33' 06" E along the North line
of said Tract 15 and the North line of Tract 16, said
West Highland Subdivision, 607.0 feet to the point of
beginning containing 4.5896 acres more or less from
"C -3" General Commercial to "0-2" Office and
Institutional District (Financial Center Parkway and
Shackleford).

(c) Z -4174 - Described as the W 1/2 of the S 1/2 of the 153
SE 1/4 of the SE 1/4, Section 32, T -2 -N, R -13 -W from
"R -2" Single Family to "MF -12" Multifamily District.
Less and except the East 100 feet from "R -2" Single
Family to "MF -18" Multifamily and less and except the
West 200 feet from "R -2" Single Family to "OS" Open
Space District (Napa Valley at Mara Lynn).
(d) Z -4210 - Described as a parcel of land in the NE 1/4,
Se tic on 29, T -2 -N, R -13 -W, Little Rock, Pulaski County,
Arkansas, being a part of Tract 3, Pleasant Valley
Country Club as recorded in Plat Book 22, Page 98 and
being more particularly described as: Starting at the
NW corner of the NE 1/4, Section 29, T -2 -N, R -13 -W;
thence S 00° 19' 49" E, 196.70 feet to the South
right -of -way of E1 Dorado Drive and the point of
beginning; thence East on said South right -of -way
294.62 feet to the point of curvature of a 929.93 -foot
radius curve to the right having a chord and bearing
distance of S 860 41' 22" E, 107.40 feet; thence on the
arc of said curve 107.46 feet to the point of tangency;
thence continuing on said South right -of -way S 830 22'
44" E, 203.77 feet to the point of curvature of a
979.93 -foot curve to the left having a chord bearing
and distance of S 860 11' 22" E, 96.10 feet; thence on
the arc of said curve 96.14 feet to the point of
tangency; thence S 890 00' E, 4.32 feet; thence S O1°
00' W, 145 feet; thence N 890 00' W, 410.0 feet; thence
N 690 43' 15" W, 155.75 feet; thence S 590 35' 20" W,
167.92 feet; thence N 000 19' 49" W, 205.0 feet to the
point of beginning containing 2.52 acres more or less
from "R -4" Two Family District to "R -2" Single Family
District (E1 Dorado Drive).
(e) Z -4215 - Described as part of L.P. Coleman's
Subdivision of that part of the NW 1/4, Section 16 and
part of the NE 1/4, Section 17, T -1 -N, R -11 -W lying
East of Fourche Creek, Pulaski County, Arkansas,
described as the West 203 feet of Lot 9, West 203 feet
of Lot 10, less and except the South 81.04 feet
thereof, all of Lot 17 lying East of Fourche Creek,
less and except the South 250 feet, all of Lots 18 and
19, lying East of Fourche Creek containing 19.2 acres
more or less from "R -2" Single Family to "I -2" Light
Industrial District (Fourche Dam Pike).
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
