AN ORDINANCE RECLASSIFYING VARIOUS
PROPERTIES IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as
indicated:
(a) Z- 2429 -A - Described as Lot R, Teresa Addition to
tTie -i`ty of Little Rock, Arkansas, from "I -2"
Light Industrial to "C -3" General Commercial.
(b) Z- 3269 -A - Described as Tract A, Napa Valley
Addition to the City of Little Rock, Arkansas,
from "MF -18" Multifamily District to "O -S" Open
Space District.
(c) Z -4152 - Described as Part of Tract 1, Pleasant
Variey Country Club (recorded in Plat Book 22,
Page 98), Little Rock, Pulaski County, Arkansas,
described as commencing at the Southwest corner of
Lot 1, Block 14, Pleasant Valley Addition and said
point being in the easterly right -of -way line of
Valley Club Circle; thence around a curve to the
right along said right -of -way line and said curve
having a radius of 263.73 feet chord bearing and
distance of S 31° 44' W 74.73 feet; thence S 39°
52' 30" W along said right -of -way line, a distance
of 93.96 feet to the point of beginning; thence
continue S 39° 52' 30" W along said right -of -way
line, a distance of 290.0 feet; thence S 50° 07'
30" E 150.0 feet; thence N 390 52' 30" E 265.0
feet; thence N 23° 33' 36" W 55.9 feet; thence N
500 07' 30" W 100 feet to the point of beginning
containing 0.98 acres, more or less, from "R -4"
Duplex District to "R -2" Single Family District.
(d) Z -4153 - Described as Part of Tract 1, Pleasant
Vaf y Country Club (recorded in Plat Book 22,
Page 98), Little Rock, Pulaski County, Arkansas,
described as beginning at the Southeast corner of
Lot 1, Block 20, Pleasant Valley Addition, said
point being in the westerly right -of -way line of
Valley Club Circle; thence South southeasterly
along a curve to the right, said curve having an
internal angle of 110 26' 00 ", a radius of 384.26
feet and a tangent of 38.47 feet for a distance of
76.68 feet to the point of tangency thereof;
thence S 250 28' 53" W along said westerly
right -of -way line, a distance of 206.0 feet;
thence N 64° 31' 07" W 150 feet; thence N 20° 48'
53" E, a distance of 250.25 feet; thence S 06° 00'
50' E 35.5 feet; thence S 88° 10' 13" E 157.4 feet
to the point of beginning containing 0.92 acres,
more or less, from "R -4" Two Family District to
"R -2" Single Family District.

(e) Z -4157 - Described as Lot 7 and 8, Block 1 3 9
N.F. Riffel Addition to the City of Little Rock,
Arkansas, from "R -3" Single Family District to
"C -3" General Commercial District.
(f) Z -4159 - Described as a part of the SE 1/4,
NE 174 and part of the NE 1/4 SE 1/4, Section 35,
T -1 -N, R -13 -W, Pulaski County, Arkansas, described
as follows:
Commence at the Northwest corner of said
SE 1/4, NE 1/4; thence S 000 58' W and along the
West line of said SE 1/4, NE 1/4 1,269.4 feet to
the point of beginning; thence S 79° 36' E 556.7
feet to a point on the northerly right -of -way line
of Interstate Route No. 30; thence S 61° 37' 30"
W and along said northerly right -of -way line of
Interstate Route No. 30, 630.0 feet to the West
line of NE 1/4, SE 1/4; thence N 0° 58' E and
along West line of the NE 1/4, SE 1/4 and
SE 1/4, NE 1/4, a distance of 400.0 feet to the
point of beginnning, containing 2.5 acres, more or
less, from "R -2" Single Family District to "C -4"
Open Display District.
(g) Z -4118 - Described as part of the SW 1/4 of the
SE , Section 3, T -1 -S, R -13 -W, more
particularly described as follows, to wit:
Beginning at a point on the westerly boundary of
right -of -way of Missouri Pacific Railway, which
point is S 550 W 344.5 feet from the point of
intersection of said boundary with the East line
of said SW 1/4, SE 1/4, in running; thence S 55° W
along said boundary 260 feet; thence N 350 W 60
feet; thence S 550 W 230 feet to the center of the
Little Rock Mabelvale Highway; thence N 5 -1/2° E
along the center of said highway 209 feet; thence
E 410 feet, more or less, to the place of
beginning, containing 1 acre, more or less, from
"R -2" Single Family to "I -2" Light Industrial.
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
