ORDINANCE NO. 14,581
AN ORDINANCE ISSUING A CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT
12000 NEW BENTON HIGHWAY (Z- 4138),
FACTORY OUTLET MALL, SETTING FORTH
THE CONDITIONS ATTACHED THERETO;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That pursuant to the authority granted
under the provisions of Section 43 of the Code of Ordinances
of the City of Little Rock, Arkansas, a Conditional Use
Permit is hereby issued for the property described herein
and for the purpose indicated as follows:
A part of Section 7, T -1 -S, R -13 -W, in the City of
Little Rock, Pulaski County, Arkansas, more
particularly described as follows: commencing at the
Southeast corner of said Section 7; thence North along
the East line of Section 7 1,526.0 feet to the point of
beginning, said point also being on the North
right -of -way line of U.S. Interstate Highway No. 30;
thence S 62° 26' W along said North right -of -way line
680.31 feet; thence continue along said North
right -of -way line S 27° 19' E for 50 feet; thence
continuing along said North right -of -way line S 61° 57'
W 981.95 feet; thence N 00 16' W 200.0 feet; thence N
36° 16' W 493.95 feet; thence N 760 07' 35" E 585.55
feet; thence N 760 23' 57" E 1120.43 feet; thence N 13°
48' 47" W 116.58 feet; thence N 71° 49' 57" E 115.7
feet to a point on the East line of Section 7; thence
South along said East line, 329.35 feet to the point of
beginning, containing 16.47 acres more or less.
This property is zoned "C -4" and is to be used for an
enclosed retail shopping center.
SECTION 2. That the following conditions are hereby
attached to the above described Conditional Use Permit:
That applicant adhere to all Little Rock City
Ordinances, codes and that the applicant resolve any
outstanding differences with the City engineers
regarding access and traffic circulation on -site.
Also, that the applicant submit a revised site plan
including all access and circulation patterns as
approved by the Arkansas Highway Department and Little
Rock City engineers.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
