Tract "A" - All of that part of the following described
part of Lot 29, Worthen's Subdivision of the SE
fractional 1/4 of Section 33, T -2 -N, R -12 -W, bounded as
follows: Beginning at a point on the South line of
said Section 33, 1,060 feet of the SW corner (Stone
Monument) of the SE 1/4 of said Section 33; thence due
West 235.46 feet; thence N 60 30' E to the South bank
of the Arkansas River; thence southeasterly along said
South bank of said river to a point on the line veering
N 60 30' E from the point of beginning; thence S 6° 30'
W to the point of beginning containing 4.62 acres more
or less, in Pulaski County, Arkansas, being subject to
the right -of -way of the Missouri Pacific Railroad; the
CRI &P Railroad and the Old Perryville Road (Old River
Road), and also being subject to easements of the
various general utility locations thereon, and
including Tract "B" from Deed Book 5, Page 160 -
beginning at a point 1,060 feet from the SW corner of
the SE 1/4 of Section 33; T -2 -N, R -12 -W, and 105 feet
West of an iron pin on said township line which is the
corner of the triangular (7.54 acres) tract of the
J. Brown heirs; thence N 6° 30' E, 1,038 feet to the
river bank; thence easterly along the South bank of the
Arkansas River to the center of Worthen Bayou; thence
meandering up the center of said bayou to its
intersection with the township line between 1 and 2
North, R -12 -W, at a point in the center of the bayou
205 feet east of the beginning; thence West on said
township line to the beginning.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for The Boat House "PCD" is conditioned upon
obtaining a final plan approval from the Planning Commission
within the time specified by Article IX, Section 9.101 of
the Code of Ordinances.

"LONG -FORM" PCD (Z -4331) IN THE CITY OF

CHAPTER 43 OF THE CODE OF ORDINANCES
OF THE CITY OF LITTLE ROCK;

BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.

SECTION 1. That the zone classification of the
following described property be changed from "I -3"
Industrial to "PCD" (Planned Commercial District).
Tract "A" - All of that part of the following described

fractional 1/4 of Section 33, T -2 -N, R -12 -W, bounded as
follows: Beginning at a point on the South line of

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
