ORDINANCE NO. 14,735
AN ORDINANCE ABANDONING A PORTION OF THE
PUBLIC RIGHT -OF -WAY SOUTH OF EAST ROOSEVELT
ROAD, IN BAKER'S REPLAT OF BLOCK 18 AND BLOCK
20, FACTORIA THIRD ADDITION TO THE CITY OF
LITTLE ROCK.
WHEREAS, it has been determined that a portion of
the public right -of -way south of East Roosevelt Road, as
shown on BAKER'S REPLAT of Block 18 and Block 20, FACTORIA
THIRD ADDITION to the City of Little Rock appearing of
record in Plat Book A, Page Number 717 in the office of the
Recorder of Pulaski County, Arkansas, is no longer needed
for corporate purposes, except for public utility and
drainage easement purposes.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF
DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS:
SECTION 1: The City of Little Rock, Arkansas,
hereby releases, vacates and abandons all its rights, to-
gether with the rights of the public generally, in and to
the portion of the public right -of -way designated as
follows:
The South 50' of right -of -way of East
Roosevelt Road lying between the west
line of the NW 1/4, NE 1/4, Sec. 18,
T -1 -N, R -11 -W and the west line of
Factoria Avenue, as said right -of -way
appears on Baker's Replat of Block 18
and Block 20, Factoria Third Addition
to the City of Little Rock, located in
Plat Book A, Page Number 717,
subject, however, to reserved public utility or drainage
easements, including but not limited to (a) an easement for
power line purposes extending twelve and one -half feet (12
1/21) either side of the center line of Arkansas Power &
Light Company's existing pole line on the northerly portion
of Baker's Replat, and (b) an easement to keep and maintain
water lines extending seven and one -half feet (7 1/21)
either side of the center line of Little Rock Municipal

Water Works' existing water lines, as laid in Baker's
Replat, which are reserved.
SECTION 2: This Ordinance hereby authorizes the
Mayor and the City Clerk of the City of Little Rock to
execute a quitclaim deed conveying to J. Dan Baker the
City's right, title, interest, equity and estate in the
above described property, subject to the reserved easements.
SECTION 3: A copy of this Ordinance, duly cer-
tified by the City Clerk shall be filed in the Office of the
Recorder of Pulaski County and recorded in the records of
the County.
SECTION 4: This Ordinance shall take effect and
be in force from and after its passage and approval.

QUITCLAIM DEED
KNOW ALL PERSONS BY THESE PRESENTS:

That the City of Little Rock, Arkansas, a munici-
pal corporation, GRANTOR, by its mayor and clerk, duly
authorized by lawful resolution of its Board of Directors,
for and in consideration of the sum of One Dollar ($1.00)
and other good and valuable consideration, paid by J. Dan
Baker, GRANTEE, the receipt of which is hereby acknowledged,
does hereby grant, convey and quitclaim unto the said
GRANTEE and unto his heirs and assigns forever, all of its
right, title, interest, equity and estate in and to the
following described lands situated in the County of Pulaski,
State of Arkansas:
The South 50' of right -of -way of East
Roosevelt Road lying between the west
line of the NW 1/4, NE 1/4, Sec. 18,
T -1 -N, R -11 -W and the west line of
Factoria Avenue, as said right -of -way
appears on BAKERS REPLAT of Block 18 and
Block 20 Factoria Third Addition to the
City of Little Rock, located in Plat
Book A, Page Number 717.
To have and to hold the same unto the said GRANTEE
and unto his heirs and assigns forever, along with all tene-
ments, appurtenances and hereditaments thereunto belonging,
but subject to reserved drainage and utilities easements.
IN WITNESS WHEREOF, the name of the GRANTOR's
hereunto affixed by its Mayor and City Clerk this day
of 1984.
