ORDINANCE NO. 14,711
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PCD"
DISTRICT TITLED HUGHES STREET OFFICE
PARK LONG -FORM "PCD" (Z -4249) IN THE
CITY OF LITTLE ROCK, ARKANSAS,
AMENDING CHAPTER 43 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -4"
(Duplex), "R -5" (High Density Residential) to "PCD" Planned
Commercial District.
Commencing at the SE corner, SE 1/4, SW 1/4, Section 1,
T -1 -N, R -13 -W to the City of Little Rock, Pulaski
County, Arkansas; thence West 20.0 feet; thence North
543.0 feet to the point of beginning; thence North
680 11' 20" W, 672.13 feet; thence N 88° 40' 36" W,
270.0 feet; thence S 000 04' 40" E, 191.76 feet; thence
N 880 36' 40" W, 408.85 feet; thence N 00° 21' 40" W,
233.1 feet; thence N 560 13' 03" E, 228.16 feet; thence
N 71° 11' 12" E, 396.71 feet; thence N 81° 15' 32" E,
678.17 feet; thence S 06° 00' 12" E, 274.87 feet;
thence S 220 28' 20" E, 104.10 feet; thence South
295.65 feet to the point of beginning. In addition,
Lots 9, 10 and 11, Plot 2, University Park North
Subdivision.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for Hughes Street Office Park "PCD" is
conditioned upon obtaining a final plan approval from the
Planning Commission within the time specified by Article IX,
Section 9.101 of the Code of Ordinances.
SECTION 4. That the map referred in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.

SECTION 5. That this Ordinance shall take effect and

be in full force upon final approval of the plan by the
Planning Commission.
