AN ORDINANCE RECLASSIFYING VARIOUS
PROPERTIES LOCATED IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING
SECTION 43 OF THE CODE OF ORDINANCES
OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as indicated:
(a) Z- 3660 -A - described as a tract of land situated
in the SW 1/4, SW 1/4 of Section 4, T -1 -S, R -13 -W
of the Fifth Principle Meridian, City of Little
Rock, Pulaski County, Arkansas, being more
particularly described as follows:
Commencing at the Southeast corner of the SW 1/4,
SW 1/4 of Section 4, T -1 -S, R -13 -W; thence North
070 26' 16" East, 395.54 feet to a point on the
North right -of -way line of Otter Creek Road, said
point also being the Southwest corner of the
Kochtitzky tract; thence along the West line of
said Kochtitzky tract North 00° 43' 57" East,
338.51 feet to the Northwest corner of said
Kochtitzky tract; thence North 450 00' West,
211.49 feet to a point on the future centerline of
South Mall Drive, said point being the point of
beginning; thence along said centerline of South
Mall Drive along a curve to the left, said curve
having a radius of 424.41 feet and a chord bearing
and distance of North 720 28' 14" West, 204.57
feet; thence continue along said centerline of
South Mall Drive North 86° 25' West, 125.54 feet
to a point on the future centerline of Otter Creek
Mall Drive; thence along said future centerline of
Otter Creek Mall Drive North 03° 35' East, 236.58
feet; thence South 45° 00' East, 432.16 feet to
the point of beginning, from "R -2" Single Family
District to "C -2" Shopping Center District.
b. Z -3933 - described as a tract of land situated in
the SE 1/4, SW 1/4 and also in the SW 1/4, SE 1/4
of Section 4, T -1 -S, R -13 -W, City of Little Rock,
Pulaski County, Arkansas, being more particularly
described as follows:
Commencing at the Southeast corner of the SW 1/4,
SE 1/4 of Section 4, T -1 -S, R -13 -W; thence along
the South line of said Section 4, North 890 04'
20" West, 440.12 feet to the point of beginning;
thence continue along said South line of Section 4
North 890 04' 20" West, 794.29 feet; thence North
O1° 50' 44" East, 50 feet to a point on the future
North right -of -way line of Mabelvale West Road;
thence along said future North line North 89° 04'
20" West, 84.95 feet to a point on the future East
right -of -way line of Mabelvale West Road turnout;
thence along said future East line along a curve

said future East line along a curve to the left,
said curve having a radius of 331.56 feet and a

future East line along a curve to the right, said
curve having a radius of 196.26 feet and a chord
bearing and distance of North 18° 54' 17" West,
183.45 feet to a point on the East right -of -way
line of Interstate Route #30; thence along said
East line North 43° 34' 53" East, 234.64 feet to a
point on the South right -of -way line of Interstate
Route #30 and Interstate Route #430 Interchange;
thence along said South line with the following

feet; thence continue along said future centerline
along a curve to the right, said curve having a
radius of 358.10 feet and a chord bearing and
distance of South 240 55' 40" West, 291.30 feet;
thence continue along said future centerline South
480 55' 40" West, 320.23 feet; thence continue
along said future centerline along a curve to the
left, said curve having a radius of 358.10 feet
and a chord bearing and distance of South 24° 55'
40" West, 291.30 feet; thence continue along said
future centerline South 00° 55' 40" West, 225.56
feet to the point of beginning, from "R -2" Single
Family District to "C -2" Shopping Center District.
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to effect and
designate the changes provided for in Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
