AN ORDINANCE APPROVING A PLANNED
UNIT DEVELOPMENT AND PROVIDING FOR
REESTABLISHMENT OF A PRD DISTRICT
TITLED HICKORY CREEK CONDOMINIUMS,
Z- 3754 -D IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING BOTH ORDINANCE
14,296 AND CHAPTER 43, ARTICLE 6,
SECTION 6 -101 OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be retained as a PRD planned residential
district.
Z- 3754 -D - described as a tract of land being the East
800 feet of the SE 1/4, SW 1/4 of Section 19, T -2 -N,
R -13 -W, and the SW 1/4, SE 1/4, Section 19, T -2 -N,
R -13 -W, being more particularly described as follows:
Beginning at the Southeast corner of said SW 1/4, SE
1/4, Section 19; thence along the South line of said
Section 19, North 880 46' 05" West, 670.02 feet to the
Southeast corner of the SW 1/4, SE 1/4, Section 19;
thence continuing along the South line of Section 19,
North 880 47' 09" West, 660.00 feet to the Southwest
corner of said SW 1/4, SW 1/4, SE 1/4; thence along the
South line of said Section 19, North 88° 47' 09" West,
800.00 feet; thence North 00° 24' 19" East, 1315.74
feet to a point on the North line of the S 1/2, S 1/2
of Section 19; thence along said North line, South 890
03' 47" East, 800.00 feet to the Northwest corner of
the SW 1/4, SE 1/4 of said Section 19; thence
continuing along said North line, South 89° 03' 47"
East, 1329.35 feet to the Northeast corner of said SW
1/4, SE 1/4, thence along the East line of said SW 1/4
SE 1/4; South 000 22' 53" West, 1326.25 feet to the
point of begining, and containing 64.50 acres, more or
less.
SECTION 2. That the revised preliminary site
development plan and plat be approved as recommended by the
Little Rock Planning Commission, and that the revised plan
and plat supercede the plan provided for by Ordinance
No. 14,296.
SECTION 3. That the maintenance of the zoning
classification of the plan for Hickory Creek condominiums is
conditioned upon obtaining final plan approval from the
Planning Commission within the time specified by Article 9,
Section 9.101 of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas
and designated district be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the Planning
Commission.
