AN ORDINANCE APPROVING MODIFICATIONS TO A
PLANNED UNIT DEVELOPMENT AND PROVIDING
FOR THE MAINTENANCE OF A PRD DISTRICT
ENTITLED ANDOVER SQUARE PHASE II IN THE CITY
OF LITTLE ROCK, ARKANSAS, AMENDING
ORDINANCE NO. 13,045 AND CHAPTER 43,
ARTICLE 6, SECTION 6 -101 OF THE CITY
OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following property be retained as a PRD Planned Residential
District:
Z- 2904 -B - Described as part of the SW 1/4, SE 1/4,
Section 26, T -2 -N, R -13 -W, Pulaski County, Arkansas,
more particularly described as: Beginning at the
Northeast corner of Tract "A," Andover Square, an
addition to the City of Little Rock, Arkansas; thence
southeasterly along the arc of the 286.48 -foot radius
curve to the left, having a chord bearing and distance
of S 730 05' 31" E, 154.25 feet to a point; thence S
88° 42' 35" E, 5.01 feet to a point on the East line of
the NW 1/4, SW, 1/4, SE 1/4 of said Section 26, said
point also being located on the West line of Sheraton
Park Addition to the City of Little Rock, Arkansas;
thence S 00 03' 25" W along said West line, 524.19 feet
to the Northeast corner of Section "D" of said Sheraton
Park Addition; thence N 89° 11' 05" W along a North
line of said Section "D," 399.01 feet to the Southeast
corner of Tract "A," Andover Square, an addition to the
City of Little Rock, Arkansas; thence northerly along
the East line of said Tract "A" the following bearings
and distances: N 130 48' 55" E, 153.0 feet; N 0° 05'
05" W, 175.0 feet; N 170 241 55 E, 140.0 feet; N 740
02' 22" E, 120.0 feet and N 36° 02' 22" E, 90.69 feet
to the point of beginning containing 184,116 square
feet or 4.2267 acres more of less.
SECTION 2. That the revised preliminary site
development and plat be approved as recommended by the
Little Rock Planning Commission amd that the revised plat
and plan supercede the plan provided for by Ordinance
No. 13,045.
SECTION 3. That the maintenance of the zoning
classification, the plan for Andover Square is conditioned
upon obtaining final plat approval from the Planning
Commission within the time specified by Article 9.101 of the
Code of Ordinances.

SECTION 4. That the map referred to in Chapter 43 -1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district be and it is hereby amended to the
extent and in the respects affect designated change provided
for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the Planning
Commission.
