AN ORDINANCE AMENDING SECTION 43 OF THE
CODE OF ORDINANCES PROVIDING FOR PLACEMENT
OF MOBILE HOMES WITHIN THE CITY OF LITTLE
ROCK; AND-FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
ARKANSAS.
SECTION 1. That Chapter 43 of the Code of Ordinances of the City of
Little Rock, Arkansas being the Zoning Ordinance be amended as follows:
Section 7.101.9.1 "R -7A" Mobile Home Subdivision be added
to the Ordinance and read:
A. Purpose & Intent
The "R -7A" Mobile Home Subdivision District recognizes
the need for mobile home subdivisions located in the
City of Little Rock. This district provides for mobile
home ownership of structure and lot for those mobile
homes approved by the Department of Housing and Urban
Development under Title VI of Public Law 93 -383,
USC.5401 et seq. All mobile homes must have the date
plate attached to the unit specifying "This mobile home
is designed to comply with federal mobile home con-
struction and safety standards in force at the time of
manufacture ".
All mobile homes must be converted to permanent structures
as defined in Section 2102.B 2a of this Ordinance.
B. Use Regulations
1. Permitted uses: One (1) mobile home dwelling on
any lot or parcel.
2. Accessory buildings, including private garages,
storage facilities, children's playhouses and
greenhouses.
C. Height Regulations
No building hereafter erected or structurally altered
shall exceed a height of thirty -five (35) feet.
D. Bulk & Area Regulations
1. Site Area
The minimum site area shall be five (5) acres.
2. Lot Area Regulations
Densities shall not be greater than twelve (12)
units per acre of net sellable land area. Net
sellable land is defined as all land of the sub-
division excluding public and private rights -of -way
and vehicular access easements.

Developers are required to submit a site plan review
at the time of their rezoning request. Site plan
criteria required are those specified in Section 4 -103
of this Ordinance. The approved site plan shall provide
for reasonable setbacks as determined by the Planning
Commission. Perimeter treatment of the subdivision will
be considered by the Planning Commission.
Section 2 -102.8 "Definition of Uses ", be amended to add:
2a. Mobile Home: (Mobile Home Subdivision) A detached single
family dwelling with the following characteristics:
(a) designed for full -time occupancy and permanent place -
ment upon a lot or tract as the principle use and structure,
(b) containing complete bathroom and kitchen facilities
with plumbing and electrical connections for permanent
attachment, (c) engineered for ease of transport from point
of manufacture to the use site by means of detachable axles
and wheels or trailers, (d) the placement upon poured foot-
ings and piers or perimeter foundation constructed to
building code specifications and completely enclosed, (no
exposed piers), (e) removal of all transport elements such
as wheels, axles, trailer or transport hitches and exterior
light systems attached for highway usage, (f) provided
with an all weather off - street parking space, (g) conformance
with all bulk and area requirements of the "R -7A" zoning
district, (h) structural compliance with building codes.
Section 4 -1O3.B "Site Plan Review be amended to add:
6. "R -7A" - Mobile Home Subdivision District
SECTION 2. That this Ordinance shall take effect and be in full force
from and after its passage and approval.
