A ro BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF v ro LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from "R -2" Single Family District, to "PRD" Planned Residential District. A parcel of land situated at the northwest corner, NE 1/4 of Section 6, T -1 -N, R -13 -W; thence S 87° 58' 22" east along the north line of said Section 6, 2,661.9 feet to the northeast corner of Section 6; thence south 87° 40' 22" east along the north line of Section 5, T -1 -N, R -13 -W, 480.00 feet; thence south 00° 57' 28" west, 1,116.7 feet to a point on the north right -of -way line of West Markham Street Parkway; thence south 810 31' 18" west along said north right -of -way line, 30.0 feet; thence south 750 47' 41" west, 238.68 feet; thence south 640 49' 14" west, 104.27 feet; thence along a 4.81° curve to the left on a chord bearing and distance of south 60° 34' 38" west, 186.41 feet; thence south 56° 05' 18" west, 279.9 feet; thence along an 8.02° curve to the right on a chord bearing and distance of south 68° 51' 04" west, 317.65 feet; thence south 88° 24' 43" west, 93.91 feet; thence along a 7.970 curve to the right on a chord bearing and distance of north 80° 42' 17" west, 252.27 feet; thence north 700 31' 42" west, 203.4 feet; thence along a 5.23° curve to the right on a chord bearing and distance of north 56° 01' 42" west, 548.79 feet; thence north 410 31' 42" west, 549.4 feet; thence north 48° 31' 18" west, 210.77 feet; thence north 65° 06' 27" west, 107.9 feet; thence along a 7.91° curve to the left on a chord bearing and distance of north 850 59' 51" west, 478.21 feet to a point of intersection with the west line of the northeast quarter of Section 6; thence north 000 59' 18" east along said west line, 637.93 feet to the point of beginning, containing 86.07 acres, less and except, the Little Rock Water Works aqueduct property, containing 3.59 acres (being those tracts of land conveyed to the City of Little Rock, Arkansas, and recorded in Deed Book 258, at Page 63; in Deed Book 258, Page 173 and in Deed Book 252, at Page 401). Net acreage: 82.48 - more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. � r 323 SECTION 3. That the change in zoning classification contemplated by the plan for the Parkway Retirement Village is conditioned upon obtaining a final plan approved by the Planning Commission within the time specified by Article 9, Section 9.101 of the Code of Ordinances. Section 4. That the map referred to in Chapter 43 -1 of the Code of Ordinances of the City of Little Rock, Arkansas and designated District Map B, and it is hereby amended to the extent and in the respects necessary to effect and designate the change provided for in Section 1 hereof.
