AN ORDINANCE AMENDING THE SUBURBAN DEVELOPMENT
PLAN ADOPTED BY ORDINANCE NO. 13,874 FROM "SFA"
SINGLE FAMILY ATTACHED AND "MO" MAJOR OFFICES,
TO "NS" NEIGHBORHOOD SERVICE COMMERCIAL, AND
FOR OTHER PURPOSES
WHEREAS, the Planning Commission in Resolution No. 22 of March 30, 1982 has
recommended an amendment to the Suburban Development Plan, and
WHEREAS, market forces in the West Markham /I -430 area indicate a strong
demand for office /commercial development, and
WHEREAS, much of the West Markham Street frontage of the site in question is
already zoned commercial, and

WHEREAS, the developer proposes a fully preplanned office /commercial development
on the entire site properly integrating the various project components into a
unified whole, and
WHEREAS, the site is fully buffered from nearby residential areas, and
WHEREAS, periodic amendments to the Plan are needed in order to maintain it as
an accurate and up -to -date indicator of community intentions with respect to
development in the Suburban Area, and
WHEREAS, staff has analyzed the existing land use pattern, zoning and Plan
designations for the area and has determined that a Plan amendment is appropriate.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. The Board of Directors hereby deletes the "SFA" Single Family
Attached designation south of Mara Lynn Drive and on the east and west of
Executive Drive, and the "MO" Major Office on the southernmost portion (approxi-
mately 300 feet) of the property as illustrated on attached exhibit.
SECTION 2. The above described deletions are replaced with "SO" Suburban
Office in the area south of Mara Lynn and "NS" Neighborhood Shopping Center on
West Markham Street.along the southernmost 300 feet of the property.
SECTION 3. This amendment to the Suburban Development Plan shall be in full
force and effect from and after its passage.
