Dear Mr. Thrower,
Ace General Contractors, Inc. respectfully submits this letter in support of our proposed
development located at the corner of Margo Lane and Baseline Road, as outlined in the plans
previously submitted to your department.
We propose to construct a three-story, modern apartment building designed to meet the
growing housing needs of the City of Little Rock. The project consists of one apartment
building containing a total of 42 residential units, comprised of:
A 18 two -bedroom units
9 24 three -bedroom units
The apartments are designed to be spacious and functional, featuring well -planned bedrooms,
living areas, kitchens, and bathrooms suitable for families and long-term residents.
The development will include 88 parking spaces, including four (4) ADA-compliant handicap
parking spaces, in compliance with city requirements. For safety and convenience, all
walkways within the building will be fully enclosed, and each floor will have four (4) points of
entry and exit, allowing efficient circulation and enhanced security.
We believe this project will positively contribute to the surrounding neighborhood by providing
quality housing while supporting the continued growth and development of Little Rock. There is
a clear and increasing demand for housing in the city, and we are eager to invest responsibly in
its future.
Additionally, we respectfully request consideration for extension of the sewer line along
Margo Lane, which would not only serve this development but also benefit several neighboring
properties in the area.
