We are submitting a PCD application to allow for the conversion of an existing
industrial/ manufacturing building into a mixed use facility. It will include a new
small-scale retail tenant, and two residential units, in addition to the existing
millwork shop (in the west Y2 of the building). The property is currently zoned
UU.
Based on proposed uses, the building will require the following parking:
East '/z ofbuildnig-
Residential- 1:unit= 2 spaces
Restaurant- 1:100sf-- 8 spaces (could be retail, but this is worst -case scenario)

o Wood Shop- 1:600= 4
Total Required- 2 + 8+ 4= 14 total
n We are providing 6 spaces on McLean Street as part of our development. There are an
additional 13 street parking spaces on the east Provided 6 on -site that will accommodate
the remainder of parking not included on -site.

RE: P.Z.D. Application for The South 100 feet of Lots 7 &* Block 14, Rectortown Addition.
1020 East 6th Street, East Village
We are submitting a P.Z.D. application to allow for the existing industrial/ building into a
restaurant/ food service facility. It is currently used for a small-scale retail tenant, and has two
residential units attached. The existing space that we are looking to turn into restaurant/ food
service was previously utilized as a retail space as well.
Based on proposed uses, we will not be seeking any significant structural changes, or any
additional parking spaces.
We are seeking permission to utilize the internal space for customer seating, and for beverage
service as well as dry storage, food storage and preparation of food items. We are also seeking
permission to permanently park a food truck in the back of the building to utilize as our cooking
facility. We would utilize the electricity of the building to power the food truck.
