3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND TO ESTABLISH A PLANNED DEVELOPMENT — COMMERCIAL
5 TITLED MILES #2 STR-2 — PD-C, LOCATED AT 3401 LAMAR STREET
6 (Z-10238) CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE
7 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
8 ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from R-3,
13 Single Family Residential District, to PD-C, Planned District -Commercial:
14 Z-10238 - DESCRIBED AS THE EAST 45 FEET Ur' LOTS i AIVL i,
15 BLOCK 9, KIlVIBELL & BODEMAN'S ADDITION TO THE CITY OF
16 LITTLE ROCK, PULASKI COUNTY, ARKANSAS, LESS AND EXCEPT
17 THAT PART DEEDED TO THE CITY OF LITTLE ROCK IN WARRANTY
18 DEED OF RECORD IN BOOK 1016, PAGE 239, RECORDS OF PULASKI
19 COUNTY, ARKANSAS.
20 Section 2. Section 2. That the preliminary site development plan/plat be approved as recommended by
21 the Little Rock Planning Commission. See Exhibits A and B.
22 Section 3. That the change in zoning classification contemplated for Miles #2 — STR-2 — PD-C, located
23 at 3401 Lamar Street (Z-10238) is conditioned upon obtaining final plan approval within the time specified
24 by Chapter 36, Article VII, Section 36-454 (e) of the Code of Ordinances.
25 Section 4. That this Ordinance shall take effect and be in full force until the final plan's approval.
26 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
27 Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary
28 to affect and designate the change provided for in Section 1 hereof.
29 Section 6. Severabilby. In the event any title, section, paragraph, item, sentence, clause, phrase, or word
30 of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication
31 shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the
32 portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance.

Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with
the provisions of the is resolution, are hereby repealed to the extent of such inconsistency.
