Re: Application for Rezoning — 12612 Lawson Road, Little Rock, AR 72110
Dear Members of the Planning Commission,
I respectfully submit this cover letter in support of my application to rezone the property located
at 12612 Lawson Road, Little Rock, AR 72110. My intent is to repurpose this property into a
modern dental office facility that will provide essential healthcare services to the surrounding
community while maintaining compliance with city codes, zoning ordinances, and neighborhood
character.
The proposed development will consist of a fully equipped dental office with at least five (5)
operatories, designed to accommodate multiple providers and support staff. It will have
adequate patient reception, consultation rooms, sterilization areas, and staff support facilities.
The parking lot will be designed in accordance with City of Little Rock requirements, providing
sufficient and safe on -site parking for patients and staff. There will be ADA-compliant access
and infrastructure upgrades to meet all applicable building and health codes.
The rezoning and development of this property into a dental office will expand access to
comprehensive dental care services for residents in West Little Rock and surrounding areas. It
will provide a convenient location for patients who currently travel significant distances to
receive dental care. It will generate professional employment opportunities for dentists,
hygienists, dental assistants, and administrative staff. The development of this property will also
enhance the neighborhood by creating an aesthetically designed medical facility that
complements nearby development.
The proposed use is consistent with the City of Little Rock's comprehensive plan, which
encourages neighborhood -serving professional services in accessible locations. All site
development plans will be designed to comply with setback, landscaping, drainage, lighting, and
signage requirements.) am committed to working with city staff and the Commission to ensure
that all traffic, safety, and infrastructure considerations are adequately addressed during the site
plan review process.

with the Planning Commission's goals of supporting healthcare access, neighborhood growth,
