Mr. Thrower,
I am the attorney for both Z-10256 Southdale Estates Mobile Home Park (“Southdale”) and Z-10257 Victoria Estates Mobile Home Park (“Victoria Estates”). As we discussed by phone, I am
responding on behalf of my clients to “Development Staff comments” and comments from “Other Departments.” Accordingly my clients’ written responses are as follows:
There is no existing Bill of Assurance on either property and since there is no platting of lots or subdividing of the properties no Bills of Assurance are required.
Southdale and Victoria Estates acknowledge and will comply with any governing fire codes.
Southdale and Victoria Estates acknowledge any fire apparatus access roads are not to exceed 10 percent in grade except as approved by the fire chief. We believe the current roads do
not exceed 10 percent in grade and should not be an impediment to this application. Southdale and Vitoria Estates intend to leave the roads as currently located and constructed.
Southdale and Victoria Estates both have existing sewer and should not have to submit any sewer plans.
I believe this email is responsive to all required requests and responses in the applications. If there is any further information needed by the City or anything else required at this
time to keep these applications on the February 12, 2026 Planning Commission agenda please contact me. Thank you for your attention to these matters.
