This letter is submitted as the required supplemental description for the ShortTerm Rental
Type-2 (STR-2) application for the property located at 8024 W 33rd St, Little Rock, Arkansas
72204.
The properly is legally owned by Leonard Tippen. Latonya Tippen-Cross is the authorized
agent for the owner and is submitting this application on the owner's behalf.
The property is currently used as a single-family residential home. The desired use is to
operate the property as a ShortTerm Rental (STR-2) in full compliance with all applicable
City of Little Rock ordinances, zoning regulations, and licensing requirements. The property
will be rented to guests on a short-term basis, generally for stays of fewer than thirty (30)
days.
The home contains two (2) bedrooms and meets applicable residential safety standards. A
property survey has been completed and is included with this application. The 24n on -call
contact for the short-term rental will be Gionna Tippen-Fowler (470-710-3574), who will be
available at all times to address any guest, safety, noise, or neighborhood concerns.
The owner and authorized agent are committed to operating the short-term rental in a
manner that is respectful of the surrounding neighborhood and fully compliant with city
regulations, including occupancy limits, parking requirements, noise standards, and safety
provisions. Guests will be provided with clear house rules to ensure responsible use of the
property and quiet enjoyment for nearby residents.

I, Latonya Tippen-Cross, acting as the authorized agent for the property owner, Leonard

Therefore, no Bill of Assurance exists for this property.
