Scott St. Lot 2 & N1/2 of 3, Block 25, City of Little Rock L2 Addition Parcel ID # 34L0200202600 Dear Sir or Madam: Information obtained by our office indicates that you are the owner of the above referenced property. This is to advise you that an inspection was made on the property located at 905 S. Scott St.on June 25, 2013. Our 'inspection found a dilapidated building that this department has determined to be unsafe, unsanitary, a fire hazard and is detrimental to the public welfare of the citizens of Little Rock. The structure is hereby declared illegal and must be razed and removed from the premises or repaired. You are hereby notified that you have fifteen (15) days from the date of receipt of this letter to raze, demolish and remove said structure from the premises or repair structure. If you decide to repair the structure a complete set of construction plans will be required to be submitted by an architect licensed to do business in the State of Arkansas. This structure, if not already secured against entry of unauthorized persons, shall within seven (7) days from receipt of this notice be made reasonably secure against entry of unauthorized persons by appropriate closing of all accessible exterior openings within twelve (12) feet of adjacent exterior grade level. Failure to secure all accessible openings in the allotted tune will result in the City taking appropriate action to have this accomplished, and you will be responsible for all incurred costs. Attached please find a detailed report of the building condition and copies of section of the Building Code regarding unsafe buildings. Please be advised that building permits are required for any demolition or repair work. Permit applications may be obtained at 723 West Markham Street, 2nd Floor. Additionally: Arkansas Pollution Control & Ecology Commission Regulation 21, Arkansas Asbestos Abatement Regulation, requires that, prior to any renovation or demolition of facilities or facility ponents, including structures which are used for business purposes, an asbestos survey must be performed. 501-682-0718 Demolitions: A Notice of Intent must also be submitted to the Arkansas Department of Environmental Quality, Air Division, Asbestos and Lead based Paint Branch, for all demolition of facilities or facility components, including structures which are used for business purposes. ADEQ must receive the notice 10 working days before the project begins. Renovations: Notices of Intent to ADEQ must also be filed on all renovations impacting regulated asbestos -containing material greater than 160 square feet on surface material, greater than 260 linear feet on piping material or greater than one cubic meter on material where the length could not be measured previously. Scott St. An inspection conducted on the above referenced building on June 25, 2013 found the following violations: ITEM NO. CODE SECTION REMARKS Article II Cha ter 20 Little Rock Code of Ordinances and 2009 International Pro e Maintenance Code and 2006 International Buildin Code I Building open and unsecured. 2 Building abandoned. 3 Inadequate maintenance. 4 Fire hazard. 5 Existing use constitutes a hazard to safety and health of public. 6 Unsanitary conditions. 7. Existing use constitutes a hazard to safety of adjacent property. 8 Broken glass presents unsafe conditions. 9 Building open to weather causing structural deterioration. 10. Concrete shows signs of cracking and deterioration due to neglected maintenance and being open to weather. 11. Exterior/interior wood framing, in state of dilapidation due to neglected maintenance and to weather. 12 Roof covering and framing needs repair and replacement. Article VI Division 1 2 3 Plumbing & Gas Little Rock Code of Ordinances 13. Existing plumbing system does not comply with code. Existing mechanical system does not comply with code. Article III Division 1 2 3 and 4 Electricity, Little Rock Code of Ordinances 14. Existing electrical system does not comply with code. 15. * *S ecial Nate* * If asbestos is in the structure, this will have to be removed and disposed of by special means. 16. "Special Note" Exterior grounds need to be mowed and cleaned of debris.
