Enclosed are site plans, floor plans, and exterior elevations describing the proposed office and
studio for JM Associates.
The purpose of this structure is to provide offices, conference rooms, and general business space for
employees of JM Associates. Additionally, a 4300 sq. ft. area of two story height is provided as a
television production studio. A secured garage and equipment area is also being provided adjacent
to the studio space.
Construction is desired to begin in early 2003 and to be completed in approximately eight months.
The project is being constructed on a vacant lot. The adjoining property (facing Main St.) shares
an alley easement. Our proposed building's back entry for service will be from this alley way. The
remaining three building elevations which front city streets all are similarly detailed in traditional
masonry and multipaned window treatments.
A masonry parapet wall is provided on the three street facades and all roof top equipment and
penetrations will occur behind these parapets. All roof water is directed to the alley side of the
building.
The site will be well landscaped and an ornamental iron and masonry column fencing system is
proposed at the perimeter. Building and parking lot lighting on the "Street" sides is proposed to
be provided by lantern type fixtures mounted to the building or the masonry fence columns at
approximately 8' in height. Alley lighting will be more utilitarian and will be provided with lights
mounted on the building. A higher light level will be used in this area for security purposes.
JM Associates has had a presence in this area for several years. The Company's growth has brought
about the need for expanded facilities. We believe the quality of this project as indicated by the
attached drawings and the type of low -traffic, quite office type of operation will be a very positive
impact on this neighborhood.
