6 LOCATED AT THE WEST SIDE OF BOWMAN ROAD APPROXIMATELY
7 500 FEET NORTH OF BRODIE CREEK TRAIL (Z-5963-H), CITY OF . i{ ,
8 LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING
9 MAP OF THE CITY OF LITTLE ROCK,ARKANSAS; AND FOR OTHER :
10 PURPOSES.

12 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
13 ARKANSAS.
14 Section 1.That the zoning classification of the following described property be changed from PRD,
15 Planned Residential District,to Revised PRD,Planned Residential District:
16 Z-5963-H - DESCRIBED AS BEING A PART OF TRACTS A, B, C, D OF
17 BRODIE CREEK COMMUNITIES, LITTLE ROCK, ARKANSAS MORE
18 PARTICULARLY DESCRIBED AS BEGINNING AT THE NORTHEAST
19 CORNER OF LOT 1 OF THE SAID BRODIE CREEK COMMUNITIES,
20 THENCE N 27°44'26" E 241.48 FEET ALONG THE EAST LINE OF LOTS 2R
21 & 3R OF THE SAID BRODIE CREEK COMMUNITIES; THENCE LEAVING
22 THE EAST LINE OF LOT 3R S62°15'34"E 115.00 FEET TO THE TRUE POINT
23 OF BEGINNING; THENCE N27°44'26"E 70.00 FEET; THENCE S62°15'34" E
24 70.00 FEET;THENCE S27°44'26"W 70.00 FEET;THENCE N62°15'34"W 70.00
25 FEET TO THE POINT OF BEGINNING, HAVING AN AREA OF 4900.0
26 SQUARE FEET,0.11 ACRES,MORE OR LESS.
27 Section 2. The preliminary site development plan/plat be approved as recommended by the Little
28 Rock Planning Commission.
29 Section 3. That the change in zoning classification contemplated for Brodie Creek Subdivision -
30 Cell Tower - Revised PRD, located on the west side of Bowman Road, approximately 500 feet north of
31 Brodie Creek Trail(Z-5963-H), is conditioned upon obtaining final plan approval within the time specified
32 by Chapter 36,Article VII, Section 36-454(e)of the Code of Ordinances.
33 Section 4.That this ordinance shall not take effect and be in full force until the final plan approval.

1 Section 5.That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
2 Rock, Arkansas, and designated district map be and it hereby amended to the extent and in the respects
3 necessary to affect and designate the change provided for in Section 1 hereof.
4 Section 6.Severability.In the event any title,section,paragraph, item,sentence,clause,phrase, or
5 word of this resolution is declared or adjudged to be invalid or unconstitutional, such declaration or
6 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
7 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
8 ordinance.
9 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
10 with the provisions of this resolution, are hereby repealed to the extent of such inconsistency.
