This is something I would note during the pending COA inspection which could result in a hold before the final inspection can be scheduled. That being the case, this email serves as a courtesy notice that the skylight fails to comply with the terms and conditions of the applicable COA issued on June 3, 2024, HDC2024-021, available here for reference: http://web.littlerock.state.ar.us/WebLink/Browse.aspx?id=298386&dbid=0&repo=CityofLittleRock&cr=1. To bring the property into compliance with the administrative COA and to pass the pending COA inspection, you must apply for approval of the installed skylight by filing a COA application or you must remove the skylight. Installation of skylights cannot be reviewed administratively and require review by the Historic District Commission at a regularly scheduled public hearing. Recognizing the upcoming completion of this restoration, I highly recommend applying for a COA as soon as possible with the applicable submittal documents. You are welcome to include this item on your upcoming application to install fencing on the property if you wish to consolidate project review timelines. If I can assist you with the filing process to get this property on the next Historic District Commission agenda, please let me know. Park! It's great to see development and restoration in that area. The installation of fencing, regardless of location, requires the issuance of a Certificate of Appropriateness. I've attached the application packet here for your convenience which includes instructions on filing, submittals, public notice, filing fee, etc. Please let me know if you have any specific questions after you give it a read through. The primary submittal documents for fencing would be a site plan with the proposed fence line indicated and information regarding height(s) and style(s). Design guidelines regarding fencing on residential lots can be found in Section 9 of the Design Guidelines, available here: https://www.littlerock.gov/city-administration/city-departments/planning-and-development/boards-commissions/. Today is the COA filing deadline to be scheduled for the March 6th public hearing. The next filing deadline is March 3rd to be scheduled for the April 3rd public hearing. The full filing deadline and meeting calendar can be found here: https://www.littlerock.gov/city-administration/city-departments/planning-and-development/boards-commissions/. Both fence issues next door to you are currently in litigation. Neither have taken any additional action on their property that I am aware of. We'll get an update from our city attorney's office on both items at the upcoming HDC meeting this Thursday and I can follow up with you then. <https://www.littlerock.gov> <CLR_SEAL_Color-Image.png> <https://www.littlerock.gov> Hannah Ratzlaff Urban Designer Department of Planning and Development O: 501-371-4789 <https://www.facebook.com/CityLittleRock> <https://www.facebook.com/CityLittleRock> <https://www.instagram.com/citylittlerock/> <https://twitter.com/CityLittleR ock> <https://www.youtube.com/user/CityLittleRock> <https://www.youtube.com/@citylittlerock/videos> hratzlaff@litt lerock.gov <mailto:%7BE-mail%7D> -----Original Message----- From: Gabe Holmstrom <gabe.holmstrom@gmail.com> Sent: Monday, February 3, 2025 8:02 AM To: Ratzlaff, Hannah K. <hratzlaff@littlerock.gov> Subject: 1420 commerce Hi Hannah- Congrats on your work on behalf of the city of Little Rock for your award on Friday. That’s a great asset for us to have at our fingertips. Regarding a back yard fence at this property. Can you remind me what you need from me as it relates to this? Is it different for back yard vs side yard? Also, what the latest with my neighbor? Is she still planning on building a fence? Thanks, Gabe Sent from my iPhone
