Project Description with Conditions listed:
1) Garage Roof changes
a) Remove roof and reframe to 8/12 pitch.
b) Do not install dormers on the roof.
c) Shingles to be asphalt architectural shingles
2) Main house Roof Changes
a) Construct single pitch 12/12 roof on the rear portion of the house with a gable front visible over the front
of the house.
b) Adjust height of walls on rear of structure to create consistent height of soffits.
c) Do not install dormers on the roof.
d) Shingles to be asphalt three tab or architectural shingles.
3) Replace both front doors with a matching pair.
a) JELD-WEN Steel Glass panel exterior door with % window on the top and two panels
4) Replace front porch posts.
a) Century Porch Posts, "Urban" model and are made of wood.
5) Roofing
a) Remove multiple layers of asphalt roofing and/or additional layers of roofing materials.
b) Repair decking with boards of same thickness, (plywood, chipboard, or 1x boards for decking.)
c) Shingles to be asphalt architectural shingles.
6) Wood Siding Facade Repair
a) Trim Boards and Siding Repair
i) Remove damaged trim boards and siding pieces and replace with boards of same dimension, shape
and profile.
ii) Caulk, prime, and paint.
b) Trim Boards around Windows
i) Remove damaged trim boards and replace with boards of same dimension, shape and profile Match
details of sill of windows in west side front entry alcove and match lintels of window on first floor north
side westernmost set of three windows.
ii) Wood should be pressure treated wood for durability
iii) Caulk, prime, and paint after stucco repair has been completed.
7) No encing is to be i stalled at this time.
