HomeMy WebLinkAboutHDC2012-001 Ceertificate Of compliance 09/10/2012DEPARTMENT OF PLANNING AND DEVELOPMENT 723 West Markham Street Little Rock, Arkansas 72201-1334 Phone: (501) 371-4790 Fax: (501) 399-3435 CERTIFICATE OF COMPLIANCE HDC12-021 Property Owner: Becky Pekar Address of Property: 1010 Rock Street Project Description with Conditions listed: 1) Porch repair a) Porch Floor Repair i) Remove rotted porch flooring and replace with same size and profile of decking boards. ii) Replace any rotted or damaged porch support floor joists as needed. iii) Sand, prime and paint. b) Porch ceiling i) Caulk, prime, and paint as needed. c) Front Door Assembly i) Remove damaged trim boards and siding pieces and replace with boards of same dimension, shape and profile. ii) Caulk, prime, and paint or stain as needed. d) Front Screen Door i) Remove damaged boards and replace with boards of same dimension, shape and profile. ii) Caulk, prime, and paint or stain as needed. iii) Reinstall screen. 2) Soffit / Rafter Repair a) Repair or replace with like materials any deteriorated areas such as rafter ends and moldings at the roof edges, including drip edge. b) Caulk, prime, and paint or stain as needed. 3) Gutter Repair a) Repair existing gutters. Replace with gutters of same size, profile, location, and attachment method as existing gutters. i) Caulk, prime, and paint or stain as needed. b) Install gutter on back porch as needed. i) Caulk, prime, and paint or stain as needed. 4) Roofing a) Remove multiple layers of asphalt roofing and/or additional layers of roofing materials as needed. b) Repair decking with boards of same thickness, (plywood, chipboard, or 1x boards for decking.) c) Remove 1986 era skylights. d) Reflash chimneys. e) Reroof with architectural shingles. f) No changes will be made to the roof pitches, gables, or valleys. g) Re -secure or replace slates as needed on the slate portions of the roof and wall. 5) Wood Siding Fagade Repair a) Trim Boards and Siding Repair i) Remove damaged trim boards and siding pieces and replace with boards of same dimension, shape and profile. ii) Caulk, prime, and paint as needed 6) Window replacement and Rear porch renovations. a) Note that the rear porch addition cannot be seen from the street. b) Replace windows on second floor sleeping porch with windows as shown on sketch. Replace 1986-era back door with a wooden door, door and sidelight(s), or door and window more in keeping with the style of the house. c) Install door overhang using braces and rafters similar in style to those used on the front of the house. d) Replace second floor windows with casement or double -hung windows more consistent with the house's appearance. e) Install on the rear side of the house period -respective windows on the stair landing, the stairs, and the basement stairs. 7) Barn. Repair badly deteriorated barn located on the alley. a) Repair or replace the metal roof with a similar metal roof. b) Maintain board and batten exterior look. Remove damaged trim boards and siding pieces and replace with boards of same dimension, shape and profile. c) Add period -respective windows, doors to include a hinged garage door, and supporting pillars for the roof to make it a secure, usable space. d) Caulk, prime, and paint as needed 8) Window Screen on rest of house a) Repair or replace damaged screens with materials consistent with those currently in place as needed.
