To help expedite our session this evening, I would like to go ahead and forward my thoughts regarding tonight's
applicants.
600 block of Rock & Cumberland - General
While I am (was?) excited about new construction in the district, and applaud staff s guidance to the applicant to
improve the designs, I am summarily unimpressed with the designs as submitted. Without question, these evoke
images to me of a typical suburban dwelling with little or no attention to detail, proportion, or in fact materials.
Having said this, I do feel the site planning and floor plans in general are sound, and that with a little effort and
commitment by the applicant, the general aesthetic can be modified to create a more appropriate infill. To that end:
1 - I think that 10:12 roof pitches would be much more appropriate.
2 - The "box" gable/eave details are submitted are deplorable and should be constructed with some level of craft.
3 - Why would the applicant propose wood/harditrim fascias and soffits everywhere with the exception of the porchM
If anything, the materials at the porch are where people interface with the house, and where wood would be most
appropriate. I don't follow the logic of using aluminum here.
4 - Will the proposed brick veneer be modular or king-size?
5 - Wood clad windows are more than acceptable. I would encourage their use on the entire project (not just the front).
6 - Wood doors should be required at the main entries.
While I'm not certain how much we can dictate specific design issues, I would suggest the following specific
comments (in addition to the general above):
617 Cumberland (front facade)
1 - Arched windows seem out of place
2 - Suggest pairing/mulling together the 2 separate windows as presented in the front projection
3 - I would strongly recommend that the front projection become a gable
618 Rock (front facade)
1 - Applicant should describe brick window surround detail - seems inappropriate (use brick jack arches in lieu of?)
2 - Recommend narrowing two second story windows and moving apart slightly
3 - Recommend adding window muntins
4 - Applicant to describe column design/width - these seem to narrow. Use brick columns at this location?
614 Rock (front facade)
1 - Recommend moving gable vent down to create a more appropriate proportion
