I still have a few pictures of fences and things that I need to bring to you. I am hoping to get there in a day or two. These suggestions all look reasonable. The iron fence will not sit on top of a rock wall. Again, I have a picture of a new existing fence that I can provide. For the smaller two story house on Rock Street: The window on the top is two windows that are not separated. I can't separate the two windows on the top floor, because the room that the windows is in is too small. We could remove one of the bank of three windows on the lower floor. I drove by there last night and several of the houses on the 600 block of Rock Street have two or three windows with no separation, so this look would not be different than what is on the block today. HOWEVER, I will see if the designer can do anything'about the look. My address are not correct. The appraiser listed each address incorrectly and I carried it through accidentally. We should be between 610 (Answerfone) and 620 (existing red brick house/apt). I'll try to get it changed before the meeting. Thanks for all the help. We do have some slight changes that we feel might improve the project. Remember, all of these requests are optional but we think it may make the HDC hearing a little easier and gain more staff support. House #1 Cumberland Street: We suggest the removal of the dormer from the west facade. To us it doesn't seem to serve a purpose on the homes exterior. This would streamline the rooflines and keep it in character with the adjacent building. Staff would be 100% in support of the application without the dormer. (For homes #2 and #3 we have looked at the entire street progression and how they step down from two story to one story.) House #3 620 Rock Street (one story) Are your addresses correct? The two story one is the most southerly, correct? K We have looked at this site and assume it is adjacent to Answerphone. We looked at the bulk of the building and noticed it appeared a lot larger than answerphone and typical buildings in the area. Are suggestion is relatively minor. We suggest you transform the larger "gable" into a hipped roof similar to that of the rear. We altered your architectural drawings on sketch paper and it appears it will work. Even with the hipped roof it would not interfere with the chimney. This would leave a smaller gabled surface area in the front and may be more compatible with Answerfone's "cottage" style. Also this would cut down on the amount of brick needed for the large gable and the supports that would need to go with it. House #2 618 Rock Street (two story) We still had not received an update drawing for this one indicating two smaller windows on the second level (as compared to the one larger one). On this house the roof pitch indicate is 6:12. Staff feels that an 8:12 roof pitch would be more appropriate. That roof pitch would only raise the height of the structure two feet in the end. Also, to keep in character with most of the two story homes in the neighborhood staff recommends a partial hipped roof on it. The recessed gable could be converted to a hipped roof easily and could detract from its presence on the street. These would leave one gable exposed, and one unexposed, common with that of the district. The large picture window on the second floor should be replaced with two smaller windows with separation. I believed you indicated that you all would during a phone call. We have also done some alterations to your drawings and the proposed changes appear to work. Staff did have one concern about the size of the window in front of the porch and feels the commission may comment on it, but has no suggestions at this time. IN GENERAL Generally, staff would be supportive of the application as filed if all of those changes were done. Believe it or not, most changes seem cost effective as well (reduced price for brick, roof cuts, etc.), let us know if that is not true. I have talked to Donna and any of these proposed changes will not have an effect o your PRD. The sets a height limit of two stories and does not relate to feet. Please let me know how you feel about these changes. We can make the drawings available for you. Okay: Here is what we will need from you before the meeting. We will need one full set of plans (elevation, site plan, roof plan, etc) for each home on 24X36 (The same as what you turned into Donna). These will be the final plans. We will also need 8 copies of those drawings on 81,�" x 14" or 11" x 17" to give to the commissioners and other parties involved. (If you could supply us with the elevations, site plans, and roof plan on 814" x 14" or 11" x 17" of what you have already submitted by Friday we could include those in the Agenda packets for the commissioners. This will let them see it before the hearing... We have your abstract list, your certified mail receipts, and your public notice letters. Well, that is about it.
