4 AND TO ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED

6 IMMEDIATELY SOUTH OF 10500 STAGECOACH ROAD(Z-10262),CITY
7 OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING
8 MAP OF THE CITY OF LITTLE ROCK,ARKANSAS; AND FOR OTHER
9 PURPOSES.

11 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
12 ROCK,ARKANSAS.
13 Section 1.That the zoning classification of the following described property be changed from C-
14 2, Shopping Center District,to PCD, Planned Commercial District:
15 Z-10262 - DESCRIBED AS PART OF THE NE1/4 NW1/4, SECTION 8,
16 TOWNSHIP 1 SOUTH, RANGE 13 WEST, LITTLE ROCK, PULASKI
17 COUNTY, ARKANSAS, BEING MORE PARTICULARLY DESCRIBED AS
18 FOLLOWS: COMMENCING AT THE NW CORNER OF SAID NE1/4 NW1/4;
19 THENCE ALONG THE NORTH LINE OF THE PROPERTY DESCRIBED IN
20 INSTRUMENT #2021084913 S 88° 24' 18" EAST FOR 178.76 FEET TO THE
21 POINT OF BEGINNING; THENCE S 88° 24' 18" EAST FOR 398.90 FEET TO
22 THE WESTERN RIGHT-OF-WAY LINE OF STAGECOACH ROAD;THENCE
23 ALONG SAID RIGHT-OF-WAY LINE THE FOLLOWING TWO(2)COURSES

31 Section 2.The preliminary site development plan/plat be approved as recommended by the
32 Little Rock Planning Commission.

1 Section 3. That the change in zoning classification contemplated for MC Capital Management
2 Services Addition - PCD, located immediately south of 10500 Stagecoach Road(Z-10262) is conditioned
3 upon obtaining final plan approval within the time specified by Chapter 36,Article VII, Section 36-454(e)
4 of the Code of Ordinances.
5 Section 4.That this Ordinance shall not take effect and be in full force until the final plan
6 approval.
7 Section 5.That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
8 Rock, Arkansas, and designated district map be and it hereby amended to the extent and in the respects
9 necessary to affect and designate the change provided for in Section 1 hereof.
10 Section 6.Severability. In the event any title,section, paragraph, item, sentence,clause phrase, or
11 word of this resolution is declared or adjudged to be invalid or unconstitutional, such declaration or
12 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
13 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
14 ordinance.
15 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
16 with the provisions of this resolution, are hereby repeated to the extent of such inconsistency.
