There are a number of changes to the elevations of the structure that have not been approved by the Commission. We have identified twenty-three changes that have been proposed to the building since the building was last reviewed by the Historic District Commission. This number of changes is too much for Staff to approve. If you wish to proceed with the drawings that were submitted most recent, we will require a hearing by the Historic District Commission for approval of the changes. If you wish to build the structure as presented in the March 10, 2014 HDC hearing with the minor changes as outlined in your letter of October 9, 2014, Staff would say that the building was in compliance with the Commission's approval. Those minor changes were to the south elevation: 1) remove transom over door, 2) remove one window on the first floor on the east side, and 3) remove two additional windows in the polygal area. The roof would be changed from Standing Seam roof to a TPO with the short parapet remaining. The approval from the HDC included the option of having a door or window on the east fagade. You have three options to obtain HDC or HDC Staff approval for this site. 1) Build exactly as approved by the HDC on March 10, 2014; 2) Build as described in your letter of October 9, 2014; or, 3) have the HDC approve your revised plans. The Plans Examiners will still need to check the plans for building code compliance prior to issuing a permit. West elevation differences: First Floor: Stained wood slats at entry changed to painted fiber cement board wall panels. Second Floor: No changes Third Floor: Reduced size of ganged windows Total changes on north fagade: Two. South elevation differences: First Floor: Removed exit door and transom Removed one 2x2 window Removed two 3x1'6" windows Enlarged covered entry way Second Floor: Removed one 2x4 window in polycarbonate wall Third Floor: Removed one 3x2 window Removed one 3x5 window in polycarbonate wall Total changes on north fagade: Seven. East elevation differences: First Floor: Door repositioned and window more narrow. Second Floor: No changes Third Floor: Added one 2x3 window Removed one lower transom 1x2 windows Total changes on north fagade: Three. Other: The building sits 8.54 off the McMath property line instead of 9'-4" as approved. Roof is single ply roofing system instead of standing seam roof. Total height of building is taller than approved, 38'71/2" instead of 35'2". Total length is 4" longer and total width is 4" less. Total of twenty-three changes on building.
