Thank you for your visit this morning to our oƯice. I have forwarded the email sent on July 14th—hopefully
it is not going to spam—please see below.
Additionally, this email serves as a confirmation that your Land Use Plan application is scheduled to be
heard before the Little Rock Planning Commission on September 11, 2025. The hearing will start at
4:00pm in the Board Room at City Hall at 500 W. Markham, Little Rock, 72201. The owner or their
authorized agent must be present in order for the item to be heard. Please submit the below documents
to staƯ no later than August 21, 2025 to complete your filing:

Area Plan of the property referenced as 12807 Kanis Road in your application
Please provide the following notice exhibits below to Planning & Development sta Ư no later than August

Thank you for your call regarding the properties located at 12807 and 12819 Kanis Road. The property is
located in the Ellis Mountain planning district and the land use designations for these properties are
Suburban Office (12819 Kanis Road) and Neighborhood Commercial and Residential Low
Density (12807 Kanis Road).
The Suburban Office (SO) designation is meant to provide for low intensity development of office or office
parks in close proximity to lower density residential areas. A Planned Zoning District is required for
development in these areas. The Neighborhood Commercial designation is meant to provide for limited
small-scale commercial development in close proximity to a neighborhood, providing goods and
services to that neighborhood area. The Residential Low Density (RL) designation is meant to provide for
single family homes at densities not to exceed 6 dwelling units per acre.
It is my understanding that the current owner of the properties is applying for a rezoning application to C-
3 for a portion of the properties, and requires a Land Use Plan Amendment to allow for uses primary
compatible with the Commercial (C) LUP designation and to rectify a descripancy in the zoning and the
LUP. Planning staff does advise that the Neighborhood Commercial (NC) designation be considered for
this area and uses compatiable with the C-1 zoning district be considered that have a lower impact to
surrounding neighborhoods. This early advisement does not constitute a formal recommendation of the
application.
Please familiarize yourself with the land use narrative for the Ellis Mountain planning district to guide
your request, available here: City Master Plans. You will need to complete and file a Land Use Plan
Amendment application, attached here, by EOD this Friday, July 18th if you are aiming for the item to be
heard at the September 11th Planning Commission meeting. Only one LUP application and filing fee is
required for this area scope.
