As stated, the remaining steps are: submission of the $75 filing fee and picking up the required public notice signs from our oƯice. No additional public notice letters are needed for the LUP application as it is being pursued concurrently with the rezoning request. However, I recommend that the public notice letters for the rezoning application include a reference to LU2025-16-01 and indicate the requested change from RL (Residential Low Density) to AF (Agriculture). I’ll defer to Torrence and Monte regarding the rezoning request. Good morning, The applications for rezone and land use were submitted by email previously, is there any additional information to be submitted in person with filing fee? 2 Also, since there was some initial confusion with the rezone request, I wanted to confirm if the notice exhibits referenced in August 5 email from Torrence are still required since we are only requesting rezone and conditional use permit is not required? Tract 1 (2.45 acres) on the plat is not included in rezone request or land use amendment application -- it was sold. In reviewing this request, our staƯ has determined that a Land Use Plan Amendment is required. Developing or rezoning a property for a use that is not consistent with the Land Use Plan requires an amendment to the plan. This can be applied for and reviewed by the Planning Commission and Board of Directors concurrently with the rezoning request; however, it does require a separate application and filing fee. 9 In order for your zoning application to be heard by the Planning Commission, you will need to complete and file a Land Use Plan Amendment application and required submittals outlined in the application packet, attached here, by Wednesday, July 30, 2025. The property is located in the Otter Creek planning district and the land use designation for this property is currently Residential Low Density. The Residential Low Density (RL) designation is meant to provide provides for single family homes at densities not to exceed 6 dwelling units per acre. However, it is my understanding that your rezoning request is to use the property for purposes allowable through conditional use within the AF-Agricultural and Forestry Zoning District. To do this, staƯ advises that the most appropriate Land Use designation request would be Agricultural (A). Please familiarize yourself with the land use narrative for the Otter Creek planning district to guide your request and application, available here: City Master Plans.
