Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to subdivide this property into seven commercial lots. This
project contains approximately 14.43 acres and is located near the southeast corner of the
intersection of Kanis and Bowman Road. The proposed lot sizes vary from approximately 1.02 acres to
3.69 acres. The existing parcels of land are currently zoned C-3 and would contain C-3 uses.
The existing landowner and developer is Western Properties, LLC with an address of 5507 Ranch
Drive, Suite 201, Little Rock, Arkansas 72223, and the Source of Title is Instrument Number 1996-
050155 and 1996-050156. There are not any applicable existing covenants or restrictions on the land.
The proposed source of water is from Central Arkansas Water with the wastewater disposal being
collected by Little Rock Water Reclamation Authority.
The owner would like to advance grade these phases with the construction of the infrastructure. This
will reduce/eliminate the amount of earthen material to be hauled across public city streets.
The developer would like to request a variance for driveway spacing. The developer feels Kaiser Drive
(public street) would act as a minor commercial street with low speeds and low traffic volumes and
requests approval of the driveway aprons as shown on the preliminary plat.
The signage for all the lots will comply with Section 36-555 of the City of Little Rock code. In addition,
the developer is requesting one off -premises sign for lots 5-7 (located on Lot 2) in accordance with
Section 36-556 of the City of Little Rock code.
