HomeMy WebLinkAboutBill of Assurance 121125 Kanis Commercial Park ) ) ) To: The Public ) ) BILL OF ASSURANCE ) ) WHEREAS, Western Properties, LLC is the sole owner of the following described property PART OF LOTS 4 THRU 8, EDWARDS SUBDIVISION, CITY OF LITTLE ROCK, PULASKI COUNTY, ARKANSAS, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHEAST CORNER OF SAID LOT 4; THENCE N87°18'01"W ALONG THE SOUTH LINE OF SAID LOTS 4 THRU 8, A DISTANCE OF 663.80 FEET TO THE SOUTHWEST CORNER OF SAID LOT 8; THENCE N02°39'38"E ALONG THE WEST LINE OF SAID LOT 8, A DISTANCE OF 945.60 FEET TO THE SOUTH RIGHT OF WAY LINE OF KANIS ROAD; THENCE S87°18'01"E ALONG SAID SOUTH RIGHT OF WAY LINE, A DISTANCE OF 666.12 FEET TO A POINT ON THE EAST LINE OF SAID LOT 4; THENCE S02°48'06"W ALONG THE EAST LINE OF SAID LOT 4, A DISTANCE OF 945.60 FEET TO THE POINT OF BEGINNING. CONTAINING 14.43 ACRES, MORE OR LESS. and desire to replat said lots. NOW, THEREFORE, WITNESSETH: That we, the said Western Properties, LLC, hereinafter termed grantor(s), have caused said tract of land to be surveyed by Joe White & Associates, Inc., Professional Engineer, and a plat thereof made which is identified by the title Kanis Commercial Park and the date ________________________ and by the signature of the said engineer and the said grantor, and bears a Certificate of Approval executed by the Little Rock Planning Commission, and is on record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, in Plat Book ________________ Page ________________ and the grantor(s) do hereby make this Bill of Assurance. The grantor does hereby certify that they have replatted said real estate in accordance with said plat. The lands embraced in said plat shall be forever known as designed on said plat; and every deed of conveyance for said property shall use this designation. The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the streets and easements shown on the said plat. All buildings constructed on said lots shall be constructed no nearer to the street than the building line shown on the plat, and all buildings shall be constructed in conformance with the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
