Mr. Thrower,
Please find the following response to staff comments:
Development –
1) Revised preliminary plat attached.
2) Floodway statement has been added.
3) The lots will be final platted in phases as the market dictates.
4) The owner/developer is in contact with the Postmaster on locating the mail kiosk for this project.
5) The correct number of lots is in the title block.
6) The proposed Bill of Assurance is attached.
7) Storm Drainage Analysis has been added to the preliminary plat.
8) There are not any open ditch sections planned with this project.
9) Abutting zoning is now shown on the preliminary plat.
10) The project will be constructed in one phase; however, the lots will be final platted as market dictates.
11) Stormwater report is attached.
12) Preliminary plat certificates have been added.
13) The proposed Bill of Assurance is attached.

Public Works –
1) The developer has agreed to the cul-de-sac design as shown.
2) The developer has agreed to the 96’ diameter cul-de-sac as shown in appendix D of the
Arkansas/International Fire Code.
Civil Engineering –
1) The variance is for driveway locations on a minor commercial collector that is a cul-de-sac. Any lot
development will fall under the c-3 zoning code.
2) The developer has agreed to the 96’ diameter cul-de-sac as shown in appendix D of the
Arkansas/International Fire Code.
