I own the home that sits on a double lot at 324 Charles St., 72205 (Lots 6 & 7 of Block 8
of Midland Hills Addition). Enclosed is a recent survey of this property showing existing
structures and the proposed addition. The proposed addition would add approximately 410
square feet to the current layout of this single-family residence to accommodate a downstairs
bedroom/bath for accessibility. The original structure dates to the early 1920's and a rear
addition was constructed in the early 1980's. I purchased the property in 1992 and acquired an
approximately 40' x 140' portion of Lot 7 in 2004.
The current configuration appears to be a pre-existing use in that the rear of the structure
is within 25' of the rear property boundary. In addition, the north side setback is less than
currently required for a lot that is nearly 14,000 square feet. Accordingly, I am requesting a
variance that would allow demolishing a portion of the existing rear improvements and
reconstructing it with additional square footage for a downstairs bedroom/bath. The proposed
addition will reduce the existing setback along northwest rear corner as well as the rear property
line that parallels the alley behind my lot, thus requiring a variance.
Enclosed with this cover letter is an application for zoning variance, payment in the
amount of $105 a recent survey, and a drawing from my architect.
