HomeMy WebLinkAboutChick-fil-A #06166 Cantrell- Variance Application Cover Letter 12/15/2025 City of Little Rock Board of Adjustment Planning and Development Department Attention: Romie Price, Plans Development Administrator 723 West Markham Street Little Rock, AR 72201 RE: Chick-Fil-A #6166 Cantrell 11600 Pleasant Ridge Road Little Rock, AR 72223 To Whom it May Concern, Chick-fil-A, as part of their restaurant reinvestment program, are proposing ground-up construction of a new 5,218 square foot restaurant with a drive-through on lot #6 of the Pleasant Ridge subdivision As part of this project, we are requesting the following variances: 1. Sec 36-346 (d) Side yard. Side yard shall not be less than thirty (30) feet. a. Relief sought: Drive-through canopy to be placed within the required 30ft Western side building setback. b. Hardship: Chick-fil-A is seeking relief from the side yard building setback for the purposes of providing an accessory canopy structure. Based on historical data gathered from other restaurants, shifting the order points as far back as possible allows for additional queuing area in the drive-through. This prevents conflicts on surrounding roadways since more vehicles can be contained on-site. The canopy will provide shielding from weather elements for patrons and restaurant staff in areas where orders are placed and delivered, sheltering patrons in vehicles and creating a safer work environment for restaurant staff. The canopy is free-standing and open on all sides. Based on the odd shape of the parcel, the canopy is closer than the required 30-ft setback. The property line in question abuts a shared access drive aisle, so impacts to decreasing this setback distance should be negligible. The building structure does meet all Code required setbacks.
